The Buyer on this purchase reached out to me about a year and a half ago and straight up warned me he was about to begin a very calculated and methodical home search.
Fast forward to this past Thanksgiving and we wrote a low enough offer on this property that it didn't even get a counter. As my Buyer resumed his search, I pinged the listing agent to get an idea of how far apart both sides were. Between Seller motivation and lower rates improving the Buyer's purchasing power, we closed the gap and the Buyer is stoked on his new home!

Some big swings in 2025! And to think it's the year when the correction started... What does 2026 have in store? Durango West 2 and Mancos caught my attention, the former usually known for a healthy turning of inventory was down in sales, while the affordability of Mancos (and Forest Lakes) finally caught on. What stands out to you?
