In May, the median single-family home in-town Durango was $1,065,000, and in-town Bayfield was $584,900. The North County/Purgatory home median single-family home was $2,987,500, and the median condo/townhome was $597,500.

It seems as if our selling cycle in 2026 started earlier, and new listings coming on the market peaked earlier than in some years past. Buyer demand is currently strong.

We proudly represented the Buyer of a mobile home in Animas View Mobile Home Park. Not only is the new owner a proud first-time home owner, this Park was recently sold to the residents, making her a co-op member and owner of her community as well. Providing this mom a safe and convenient home near work and school will allow stability for her family.

We had so much fun at the Durango Area Association of Realtors fundraising tournament at the Glacier Club. At some point we stopped taking score and just enjoyed our day and the good company. These ladies are all winners in my book.

Buyers have been consistently putting homes under contract at a higher level than 2025 YTD, and the amount of available inventory is barely higher than this time last year. Expect a strong selling season, with a caveat. Buyers have higher expectations of the condition of a home they purchase than they did in 2020-2024.

Our peak week for new listings coming on the market in 2025 was the last week of May. In 2024, it was the last week of June. Have we reached it yet in 2026? Probably not. Our biggest week of new listings thus far, earlier this month, had 20% fewer new listings come on market.
