But horrible management. Original property manager was amazing. She really cared about the residents considering what she had to deal with with the management company. Unfortunately, she is no longer working here. New property
manager came and got fed up as well.
Trying to get things fixed sometimes takes half a year. Literally. In my case, things still need repair that were construction errors. From disintegrating concrete outside the apartments, to windows damaged from the manufacturer. We can’t even clean the walls because of the bad paint they used. It wipes right off. I’ve never seen anything like it.
From day one of property opening, things still have still gone unrepaired. Most residents believe that GEM Management company doesn’t really care.
Considering all the hype about this community from 3-4 years ago, beautiful photos. Promises. Plans for the community as a whole….
I am deeply disappointed at the lack of care shown overall.
I’ve worked for a few property management and construction companies in the last 30 years and we always took pride in our properties and went above and beyond for residents. Especially with new construction. Unfortunately, GEM Management does not seem to have any desire to live up to Northern Virginia standards.
We haven’t heard updates about the Children’s Science Center that was supposed to be built here. Or the Intligence Museum that was supposed to be built. Or any shops or anything at all. No updates.
Just eery silence, empty offices, and an absence of follow up on building repairs.

Last month, the Northern Virginia Science Center hosted its first community engagement event, Birds of a Feather at Kincora.
More than 30 community organizations viewed the completed design for the science center and Habitat gallery presented by Executive Director of the Northern Virginia Science Center Foundation, Nene Spivy, and Director of Community Engagement and Strategic Initiatives, Katie Jones.
