Not all Cost Segregation studies are the same.
What separates a real engineered study:
- Licensed engineers and CPAs working under one roof
- An IRS-compliant methodology that follows the recognized principal elements of a quality study
- Full audit documentation built to defend every reclassification
- Clean coordination with your CPA at filing time
A real study is engineered. A weak one is estimated. The IRS knows the difference, and so do auditors.
If your provider can't show their methodology, that's the answer.

Most investors think a 1031 exchange and a Cost Segregation study are alternatives. They're actually a stack.
A 1031 defers capital gains when you trade one investment property for another. A Cost Seg study on the replacement property then accelerates depreciation on the new basis, including any "boot" you added.
Result: gains deferred and deductions front-loaded, in the same transaction.
If you're 1031-ing into something new, you owe it to yourself to run the Cost Seg analysis before tax time.

Three of the most expensive depreciation mistakes we see.
1. Assuming you don't qualify. If your property generates income, it almost certainly does.
2. Waiting until you sell to think about taxes. Every year you delay is depreciation you'll never recover.
3. Trusting DIY or generic "estimator" classifications. Component-level reclassification is engineering work, not a spreadsheet.
The good news is that all three are fixable. The expensive ones are the ones nobody catches.

Not every property delivers the same Cost Seg payoff. The type itself matters.
Typical share of a property's value that can shift into faster depreciation:
- Hotels: 30 to 40%
- Short-term rentals: 25 to 35%
- Multifamily: 20 to 25%
- Office: 15 to 20%
Hotels and STRs lead because they're full of fixtures, finishes, and FF&E that qualify for shorter schedules. Office and traditional commercial tend to be more structural and slower.
It's also why the "rule of thumb" you heard from someone with a different asset class probably doesn't apply to yours.

Two tools. One tax year. Most owners use one or the other. The pros use both.
Cost segregation reclassifies parts of your property into faster depreciation schedules (5, 7, and 15-year). Bonus depreciation then lets you write off those reclassified items immediately, instead of over time.
Used alone, each one is powerful. Stacked, they compound a single year's tax benefit into something significantly larger.
If you're not running both, you're leaving the second strategy on the table.
