📌 **Bond market closes early today at 2PM ET** for Memorial Day weekend. Grateful for those who made the ultimate sacrifice for our freedom. ❤️

Here’s what’s impacting mortgage rates today:

⛽ **Oil prices are calming down a bit**
There’s optimism that the U.S. and Iran may reach a temporary agreement that could help oil flow more freely again. Lower oil prices can help ease inflation pressure, which is generally good for interest rates.

🏦 **New Fed Chair Kevin Warsh is officially stepping in today**
Markets will be watching closely to see how aggressive he plans to be on inflation and interest rates. Any comments he makes today could move the market.

⚖️ **Tariff refunds could create more government debt**
The Supreme Court struck down some Trump-era tariffs, meaning companies are now owed refunds. To cover those refunds, the Treasury may need to issue more bonds — and when there are more bonds flooding the market, rates can sometimes move higher.

🏡 Market Update: Why Buyers Still Have Opportunity Right Now 👀

There’s a lot happening in the economy right now, and yes — the markets are reacting.

• Tensions overseas are keeping investors on edge
• Oil prices have jumped, which raises inflation concerns
• Stocks are down today, and mortgage rates are still moving around as bond yields rise

The Fed is also expected to stay focused on fighting inflation, which means rates may stay higher a little longer than many hoped.

BUT… here’s the part people are missing 👇

Higher rates have kept a lot of buyers sitting on the sidelines, which means:
✅ Less competition than the crazy bidding-war market
✅ More negotiating power for buyers
✅ More seller concessions and rate buydown opportunities
✅ Buyers can refinance later if/when rates improve

And while rates feel high compared to the last few years, they’re actually much closer to historical averages than people think.

🏠 Another big issue impacting housing is the “lock-in effect.”

Many homeowners don’t want to sell because they currently have ultra-low mortgage rates. That’s keeping inventory tight.

There’s also discussion in Washington about updating outdated capital gains tax rules for homeowners, which could encourage more people to sell in the future and help inventory improve.

Bottom line:

🏡 People are still buying every day
💰 Opportunities exist for buyers who are financially prepared

Mortgage rates moved up a little today after a new inflation report came out higher than expected — mostly because gas and energy prices went up. The good news is some experts believe this could be temporary.

On the bright side, buyer activity is picking back up, which is a great sign for the housing market. More people are getting back out there and making moves again. 👏
