Most people think a high Earnest Money Deposit (EMD) is just a risk for the buyer. Wrong. It’s actually your best defense!
When you put down a serious deposit, you aren't just showing you’re serious—you’re making it painful for the seller to walk away. If a seller tries to back out of the deal for a "better offer" later, that large EMD creates a massive legal and financial hurdle for them. ✋🚫

Is it affordability or are we just lazy for lawn care? The days of spending Saturdays mowing lawns and planting flowers seem to be over.
7 “hows” deep. Those are the goals that stick. If the goal is to “close 12 homes” play the how game until you have clarity on the activities that will lead you there.
Vision boards accomplish nothing. The correct tasks done consistently over time just might.
