This is the most common question I get about a year after my clients buy a home so let me break it down to you with an example.
The taxes used to qualify for your mortgage were based on the current year's info. Let’s say it’s $6,000 based on an assessed value of $300,000.
The following year, the county property appraiser reassessed the property because ownership changed hands. Your purchase price (let’s say $500,000) becomes the new basis.
With a higher assessed value and a 2% millage rate, your taxes could jump to $10,000!
Since your mortgage was based on the lower tax amount, you would not only see an increase in your taxes but you’d also see an increase in your monthly payments that you’re making to your mortgage lender (if they're collecting your taxes each month).
This could actually cause a shortage in your escrow account causing your payments to increase in the second year of homeownership.

This urban trail connects several parks and neighborhoods, making it a convenient route for those who want to explore Salt Lake City.

2️⃣ Mill Creek Pipeline Trail
