Community associations are typically governed by volunteer homeowner boards after a community transitions from the developer.

These boards are responsible for preserving the association in three main areas: governance, business operations and community care. This includes enforcing governing documents, overseeing budgets, maintaining shared spaces and organizing services residents rely on.
