We are nearly finished with this gem from 1932. When a good friend calls and asks "who should I trust to renovate this house?" we 'un-retire' from renovation work ...Yes we have a love/hate relationship with old buildings, but we always seem to find a way to make it work.
Challenges included a previous (failed) attempt to repair some water damaged floor joists, a plumbing leak concealed by 4" of concrete under the bathroom tile, grading issues that funneled water into the basement and 93 years of deferred maintenance.
We are delighted to announce our dear friends are going to celebrate Christmas in their new (very old and cool) home.
Be very jealous of radiant heat under the throwback bathroom tile. Be very, very jealous.
Photos of the period correct master bath we added will come when one of us can stand upright and aim a camera.
If you want something that is old and tired transformed into a retro-mod amazing space, call us maybe.

The shorter days make concrete finishing a challenge, but there is a benefit.
The cooler weather lets the concrete cure slower and more uniform. This means less shrinkage and cracking, and a longer lasting surface.

Day 3- Our friends at abigplan.com are enjoying watching us uncover old foundations, the original front steps (in a completely different location) and literally tons of buried rubble.

This ramp and porch are sinking but there’s not a single crack in any of it… because it’s 12-24” thick.

Some of you may remember us doing a LOT of custom kitchens the first 5 years of Tidemark.

We are just lousy with before and after photos… so here is a sweet “during and after” visual of a cool little project.
The plaster on these walls was falling off and our good friend called us for a solution.
After removing the unsafe plaster, it revealed brick in very good condition. Under that classy blue rug was old hardwood with super cool cast iron nosings.
So we switched gears, returned some drywall and left the brick exposed. We cancelled the carpet order and called Mr. Hardwood LLC! Keith was able to wiggle us into his schedule and we made it work.
Some k**b and tube wiring and questionable “updated” wiring was removed and new circuits were installed for modern LED lighting.
The cast iron nosings went to our shop to be sand blasted and then epoxy coated.
Once the floors and steps were re-finished we applieded a clear sealer to the brick, painted all of the railings and trim semi gloss white, and rolled a few fresh coats of an eggshell white on the drywall/plaster areas.
The black cast iron pieces look like jewelry to us.

We had to go back and peek at tonight’s epoxy arts and crafts.
Better not be any flies in there or we will be wet sanding again tomorrow.
