🍂 𝟱 𝗗𝗘𝗡𝗩𝗘𝗥-𝗔𝗥𝗘𝗔 𝗦𝗣𝗢𝗧𝗦 𝗧𝗛𝗔𝗧 𝗝𝗨𝗦𝗧 𝗛𝗜𝗧 𝗗𝗜𝗙𝗙𝗘𝗥𝗘𝗡𝗧 𝗜𝗡 𝗙𝗔𝗟𝗟

I’ve lived in Colorado for 40+ years, and I still think this is one of the best times of year to get out and explore.

Five spots that are especially good in the fall:

🍁 Golden — Clear Creek + historic downtown + foothill views.

🍁 Downtown Littleton — Tree-lined streets, restaurants, breweries and a great walkable downtown.

🍁 Applewood — Mature trees, bigger lots and easy access to the foothills. I grew up VERY close to here, so this one will always be a personal favorite.

🍁 Wash Park — Mature trees, classic Denver homes and one of the city’s best parks.

🍁 Olde Town Arvada — Patios, restaurants, shops and a historic downtown surrounded by established neighborhoods.

The only problem with fall in Colorado?

It never lasts long enough. 😂

So…you get ONE Saturday afternoon. Where are you going?

🍂 𝗕𝘂𝘆𝗶𝗻𝗴 𝗮 𝗗𝗲𝗻𝘃𝗲𝗿 𝗛𝗼𝗺𝗲? 𝗗𝗼𝗻’𝘁 𝗜𝗴𝗻𝗼𝗿𝗲 𝗢𝗰𝘁𝗼𝗯𝗲𝗿.

Everyone loves shopping for houses when the grass is green and the flowers are blooming.

But October? October can be where things get interesting. 👀

As we move deeper into fall, some buyers pause their searches. Meanwhile, homes that have been sitting since summer may have sellers who are more willing to negotiate.

That can potentially mean:
→ Price reductions
→ Closing-cost help
→ Inspection repairs
→ Other seller concessions

One of the first things I look at with buyers is DAYS ON MARKET.

Sometimes the better opportunity isn’t the listing that hit the market yesterday. It’s the good house that’s been sitting for three, four or five weeks without finding the right buyer.

That said, don’t assume every seller is desperate. A great home that’s priced correctly can still get plenty of attention.

There’s no “perfect” month to buy.

The better question is whether buying right now makes sense for YOUR budget, timeline and goals.

Then add historic homes, tree-lined streets, nearby parks and trails, and easy access to both Denver and the mountains.

It gives you a small-town Main Street atmosphere without feeling disconnected from the rest of the metro.

Miners arrived looking for opportunity. Homes, hotels, saloons, stores, and other businesses quickly followed.

But when the mines stopped producing or closed completely, the jobs disappeared.

And eventually, so did most of the people.

Today, remnants of these once-busy communities are scattered throughout Colorado's mountains, giving us a fascinating glimpse into our state's mining history.

For most mortgages, your lender must provide your Closing Disclosure at least three business days before closing.

That gives you time to review everything and make sure the numbers match what you're expecting BEFORE you sign the final paperwork.
