✔ 2 bedrooms
✔ 3.5 bathrooms
✔ 2-car garage
✔ Cherry Creek Schools
✔ End-unit with only one shared wall
✔ Updated interior and move-in ready
What I like most about this property is that it gives buyers options. Whether you're looking for a low-maintenance home, a lock-and-leave lifestyle, or simply a well-maintained property in a highly desirable area, this one is worth a look.
Showings begin tomorrow.
Message me if you'd like additional information or would like to schedule a private showing.

Closed on a home recently for a family relocating to Colorado.
One of the most interesting parts of this transaction wasn't the house itself — it was the financing.
Instead of taking out a new mortgage at today's market rates, the buyers were able to assume the seller's existing VA loan, securing an interest rate well below current market rates.
Opportunities like this don't fit every situation, but they are a good reminder that real estate isn't always as straightforward as it appears.
Sometimes the best outcome comes from understanding all of the options available and being willing to explore solutions that fall outside the typical path.
Every transaction is different, but helping clients identify opportunities and navigate the details is one of the parts of this business I enjoy most.

One of the best parts of this business is earning trust during major life transitions.
I recently received this review from the sellers of 5875 Jebel after we were able to generate multiple offers within the first few days on market and successfully close the transaction.
What meant the most to me in this review wasn’t just the result.
It was the recognition of the preparation, communication, and strategic planning behind it.
Real estate transactions can move quickly and become stressful fast.
Having a clear plan — along with backup options when needed — makes a major difference.
Grateful for clients who put their trust in me throughout the process.

5875 Jebel closed yesterday.
This one was a good reminder that even in a competitive market, strong preparation and positioning still matter.
After a strategic coming soon launch, the home generated:
• Strong early showing activity
• Multiple offers
• Heavy open house traffic
• A final contract price more than $10,000 over asking
Just as important, we were able to maintain leverage through the inspection process because the home entered the market with strong momentum from day one.
That part matters.
When a home is priced and positioned correctly from the start, it changes the entire negotiation dynamic.
Every property is different, but the principle stays the same:
Preparation creates leverage.

One thing I’ve learned in real estate:
Consistency matters more than timing.
There are always questions about the “right” moment to buy or sell.
But the best outcomes usually come from:
• Clear goals
• Thoughtful preparation
• Steady ex*****on
Not trying to perfectly time the market.
I’ll be out of the country for a few weeks starting tonight, with a closing coming up this Friday.
Different schedules, different time zones — but the process keeps moving. With technology and a good team, everything stays on track.
That’s how this business works.
When the right pieces are in place, things move forward — regardless of the calendar.

Before I price a home, I’m not just looking at what sold and picking a number.
I’m looking at how buyers are actually behaving right now.
That includes:
• Where buyer activity is strongest — and where there are gaps with less competition
• Which homes are going under contract quickly, and why
• What the current competition looks like through a buyer’s lens
• How condition, price, and presentation stack up in real time
Sold data gives a baseline.
But the goal is to position a home where it stands out in today’s market — not where it blends in with everything else.
I also like to define the downside.
In some cases, I’ll bring in investor-backed options to establish a clear “floor” — so sellers understand the range of outcomes before making a decision.
Pricing isn’t just about value.
It’s about creating the right position in the market — with a clear plan on both the upside and the downside. This creates predictable outcomes.
The market moves quickly. The advantage goes to the homes that are positioned correctly from day one.

Getting a home under contract is a big step.
But it’s not the finish line.
From there, the process shifts into a different phase where details matter even more:
• Inspection and negotiation
• Appraisal
• Loan process and timelines
• Keeping everything on track to closing
This is where deals can either move smoothly… or start to fall apart.
The goal isn’t just to get a contract.
It’s to get to the closing table with as few surprises as possible.
That comes down to preparation, clear expectations, and steady communication throughout the process.
A strong start matters.
But how the transaction is managed after going under contract is just as important.

This one moved quickly.
After a strategic coming soon launch, this home went active last week and saw:
• Strong showing activity right away
• 15 groups through the open house
• Multiple offers
• Under contract within the first weekend
That kind of momentum isn’t accidental.
In today’s market, the first few days matter.
Pricing needs to be aligned.
Preparation needs to be done before going live.
Positioning has to be clear from the start.
When those pieces come together, buyers respond quickly.
Every home is different, but the principle is the same:
A strong launch creates opportunity.

Just listed in SE Aurora — and this one is going to get attention.
Fully remodeled interior.
Cherry Creek Schools.
Priced at $515,000.
This is a great example of a home where the value is clear once you step inside.
For buyers who are looking for something move-in ready — without taking on projects — opportunities like this don’t tend to sit long.
I’ll be hosting an open house this Saturday from 11:00–2:00.
If you’re in the area (or know someone who’s been looking in this price range), it’s worth a look.
