For the first time in a long time, the market feels… different.

Not slower. Not crashing.

Just more strategic.

Buyers are starting to have conversations they haven’t had in years:
→ negotiating price
→ asking for concessions
→ taking a breath before making decisions
→ looking at homes that may have felt out of reach before

And sellers—presentation, pricing, and timing matter more than ever.

The biggest mistake right now is assuming the market is behaving the same way it did 2 years ago.

The opportunities are still there.
They just look different.

Curious what this actually means for your neighborhood or price point? Send me a message 💗

People think homes sell because the right buyer finally showed up.

Sometimes that’s true.

But sometimes the buyer already saw the house.

This home had been on the market for 6 months before my sellers brought me in. Instead of relisting and hoping for different results, we slowed down and focused on preparation.

We painted. Packed away personal items. Staged. Made intentional changes.

Not because there was something wrong with the house.

Because buyers need space to picture themselves living there.

And here’s the part I love—

the buyer who ultimately purchased the home had already toured it before.

Same house.
Different experience.

11 days after relaunching, we were under contract.

This is your reminder that if you’re thinking about selling, it’s almost never too early to start the conversation. Preparation matters more than people think.

You know what’s underrated?

Living closer to the things you actually love.

Walking to dinner.
Meeting friends without planning parking.
Stopping home before the game.
Hosting birthdays, holidays, rooftop nights, and somehow becoming the house everyone ends up at.

That’s what LoHi does really well.

And this house might do it better than most.

📍 3123 Vallejo Street, LoHi
4 bed | 5 bath | $1,375,000

Ground level outdoor space, rooftop views straight to Coors Field, a 3 car garage, and a layout built for real Denver life.

f you ask a lender… this probably isn’t math.

If you ask a homeowner… it makes perfect sense.

Because sometimes:
saving on vacations = pool
saving on gas = walkability
saving on gym memberships = home gym
saving on storage = bigger closet

(At least that’s what we tell ourselves 😌)

Most people think selling starts when the listing goes live.

Sometimes it starts years before.

This home took 2 years of planning, updates, and thoughtful preparation before ever hitting the market.

Not because the house needed fixing.
Not because we were waiting for a perfect market.

But because the sellers wanted to be intentional.

Over time, they invested around $70K into preparing the home—and when it finally launched, the response spoke for itself:

→ 8 private showings the first weekend
→ 60 open house visitors
→ multiple offers
→ Sold for approximately $250,000 more than they originally expected

The biggest takeaway?

It’s almost never too early to start the conversation.

Even if selling feels far away, having a plan gives you options—and sometimes the decisions that make the biggest difference happen long before listing day.

Thinking about selling someday (even if someday feels far away)?

Nobody talks about this enough…

The things people think they’re buying usually aren’t the things they remember.

Not the square footage.
Not the finishes.
Not even the upgrades.

It’s the walk to the park.
The neighbors that become friends.
The bike rides.
The backyard dinners that turn into sunset nights.

That’s what this home became for this family.

And now it’s ready for someone else to make it theirs 🤍

People usually start their home search by looking at bedrooms, bathrooms, or price…

But honestly? Lifestyle usually ends up deciding the neighborhood.

So instead of “Where should I move?” I think a better question is:

What do you want your life to feel like?

Coffee walks?
Trail access?
Patio nights?
Quiet mornings?

Swipe through and see where you land 👀

And if you tell me your ideal Colorado Saturday… I’ll try to match you to a neighborhood ↓

People love to say “the market is slow.”

But homes don’t always tell the same story.

This home hit the market at $575,000 and went under contract the very first weekend.

Final result:
→ 7 offers
→ Closed at $605,000
→ $30,000 over asking
→ 64,000+ views across social platforms

Was it luck? Not really.

It was a combination of preparation, pricing, presentation, and creating enough exposure to bring the right buyers through the door.

The market right now is interesting because buyers are selective… but the homes that stand out are still creating competition.

Every house is different.
Every strategy should be too.

Congratulations to my sellers 🩷
