When choosing a listing agent, don’t focus exclusively on the commission. Look at their pricing strategy, marketing plan, negotiation experience and ability to protect your net proceeds.

Surprisingly, yes.

A buyer may be preapproved based on a stable W-2 salary and then accept a new position with greater earning potential. If the new compensation package includes a lower base salary and more commission or bonus income, the lender may not be able to count all of the projected earnings immediately.
The same concern can become even more significant when someone moves from W-2 employment to self-employment or 1099 income.
Mortgage approval is based on income that can be documented as stable, predictable and likely to continue—not simply what the new offer says you could earn.
Lenders also verify employment late in the closing process. An undisclosed change can affect the loan amount, delay closing or jeopardize the financing altogether.
If you are buying or refinancing, talk to your lender before changing jobs. Provide the complete offer and compensation structure, ask how it affects your qualification and get the answer in writing before making the move.
A discounted commission does not necessarily mean you will save money.

If an agent misprices your home, mishandles an inspection issue or gives away leverage during negotiations, the financial loss can easily exceed whatever you saved on the fee.
That is why the most important number is not the commission rate. It is the amount you walk away with when the transaction closes.
Before selecting an agent, ask how they plan to price the property, create buyer demand, negotiate the offer and protect you when complications arise. Then ask them to clearly explain the value they provide.
Real estate fees are negotiable, but so are almost every other part of the transaction. You want an experienced professional negotiating on your behalf when tens—or even hundreds—of thousands of dollars may be at stake.
Choose your agent based on the outcome they can help you achieve, not simply the rate they charge.
