Some of the most interesting projects begin with an existing structure and a question: what should its next chapter be?
At 1101 University, a historic fraternity house adjacent to the University of Colorado Boulder campus was transformed into student housing as part of the ongoing revitalization of the University Hill District.
Rather than starting from the ground up, the project combined preservation, renovation and expansion to adapt the former Sigma Alpha Epsilon House for a new generation of residents. The result is 13 apartments that bring contemporary living amenities to a building with deep ties to the neighborhood's history.
As communities continue to evolve, adaptive reuse projects offer an opportunity to extend the life of existing buildings while responding to changing needs and expectations.

Every neighborhood is shaped by a mix of buildings from different eras, each reflecting the needs and priorities of its time.
Completed in 2023, 951 Logan adds a contemporary residential presence to Denver's Capitol Hill neighborhood while contributing 48 new homes in one of the city's most walkable urban districts.
Beyond the residences themselves, the project incorporates shared spaces designed to extend the living experience, from a welcoming lobby and lounge to a rooftop deck that offers opportunities for gathering, dining and taking in views of the city and Front Range.
Together, these elements help reinforce the qualities that make urban neighborhoods vibrant: density, walkability and spaces that bring people together.

The spaces between buildings often have the greatest impact on how a community feels.
At Residence at Victory Hills, the landscape was planned as more than an amenity package. Community gardens, playgrounds, walking trails and shared gathering spaces help create opportunities for neighbors to connect, spend time outdoors and build a sense of belonging.
A central park anchors the development, bringing residents together around a pond, walking paths and a gazebo designed for everything from family picnics to everyday encounters.
As housing projects continue to evolve, thoughtfully designed outdoor spaces remain an important part of creating communities that support residents beyond their front door.

How do you create a better workplace without starting from scratch?
At Center Green Court, a strategic addition and renovation transformed two existing office buildings into a more connected, accessible and engaging environment for today's workforce.
The nearly 3,000-square-foot addition physically connects the buildings and introduces a new elevator that improves access throughout the facility.
The project also created new opportunities to connect with the outdoors, including a 1,500-square-foot balcony overlooking Boulder. Additional improvements, from updated site lighting and landscaping to façade enhancements, helped modernize the property while extending the life of the existing buildings.
Center Green Court demonstrates how thoughtful design can help existing assets evolve to meet changing needs while creating a stronger experience for the people who use them every day.

As Denver continues to grow, urban residential projects face the challenge of increasing density while still creating spaces that feel thoughtful, livable and connected to the people who call them home. 🌇
The Cassidy was designed to respond to that balance in Cherry Creek through 37 luxury condominiums centered around a landscaped private courtyard that creates a sense of retreat within the city. Rooftop decks, integrated outdoor spaces and carefully considered architectural details help connect residents to both the neighborhood and expansive city and mountain views.
By layering privacy, shared space and outdoor connection throughout the project, the design creates a more intentional residential experience within one of Denver’s most active urban neighborhoods.

We're proud to see The Alan officially open its doors in Muncie!
Projects like this demonstrate how thoughtful planning, design and collaboration can help address critical housing needs while creating lasting value for a community. By transforming a long-vacant site into 120 affordable apartment homes, The Alan expands housing opportunities and brings renewed energy to the neighborhood.

Access to quality senior housing plays a critical role in helping older adults maintain independence, connection and long-term quality of life all at once.
The Residences at Hoffman was designed to meet that need in Aurora through 85 affordable senior apartment homes paired with amenities that encourage both wellness and community. Outdoor gardens, shared gathering spaces, fitness amenities and in-unit laundry were all intentionally integrated to support residents in their daily lives.
Recognized with an Eagle Award from Housing Colorado, the project reflects how affordable senior housing can go beyond meeting a need and instead create a stronger sense of home and belonging.

Affordable housing in Boulder comes with real challenges: limited land, rising costs and the need to create housing that truly supports everyday life.
Palo Park was designed to meet that challenge with thoughtful, community-centered housing that goes beyond the basics. Located adjacent to Four Mile Creek in northwest Boulder, the development brings together 35 affordable apartments and townhomes with spaces that encourage connection, including community gardens, playgrounds and private outdoor patios and balconies.
The project reflects what happens when practical ingenuity and human-first design work together to create housing that residents can feel proud to call home.

Most affordable housing developments are rental communities. Kechter Townhomes takes a different approach.
Completed in partnership with TWG Development, the project introduces 54 permanently affordable, for-sale townhomes in Fort Collins, helping address a major gap in Larimer County’s housing market. In a region where home prices have continued to climb, creating attainable ownership opportunities is increasingly rare and increasingly important.
The homes are restricted to households earning up to 80% of the area median income (AMI), creating access to long-term housing stability and wealth-building opportunities that are often unavailable in high-growth communities.
The 4.68-acre development includes 11 residential buildings with a mix of two- and three-bedroom layouts, along with new site infrastructure and a neighborhood plan designed around connectivity, livability and shared community experience.
At STUDIO, we believe thoughtful housing design begins with understanding how people want to live today while creating pathways for long-term opportunity tomorrow.

Housing designed for the people who keep mountain communities running. ⛰️
Granite Park brings 22 workforce housing residences to Frisco through a partnership between Town of Frisco, Colorado Government and Colorado Department of Transportation. Located at 7th and Granite, the project expands housing options for full-time residents while supporting the Town’s long-term climate goals through a design aligned with the Climate Action Plan.
Completed in 2024, the development reflects a growing effort to create more attainable housing within Colorado’s mountain communities.
