The proposed office-to-residential conversion of the University Building is moving forward with a new concept plan submittal.
Plans call for approximately 120 residential units, with ground-floor commercial space remaining in place. The project includes interior upgrades and life-safety improvements to support the conversion.
Located across from the Symes Building, where a similar conversion plan was canceled due to financial struggles with the owner, the site reflects both the opportunity and complexity of office-to-residential projects in downtown Denver.
As the 16th Street corridor continues to evolve, projects like this remain a key part of the broader shift toward residential uses.

Denver Public Schools is planning a new K–5 elementary school in Green Valley Ranch as part of the broader DIA Spur buildout.
The ~89,000 SF Phase 1 campus is designed for 500–550 students and includes classrooms, a gym, cafeteria, and multiple outdoor play areas.
But the site plan shows a bigger vision. Future phases identify space for a middle school addition, suggesting the site could expand into a full campus over time. Plans also indicate additional pad sites along 56th Avenue, pointing to potential retail or commercial development along the corridor.
Green Valley Ranch continues to grow rapidly, and this project reflects both immediate demand for new school capacity and long-term planning for the neighborhood’s future.
