One of the fastest ways to hurt your home sale is to start with the wrong price.
In fact, I’ll turn down a listing if we’re not aligned on pricing strategy.
Recently, I met with a seller whose expectations were significantly higher than what the market data supported. We couldn’t come to an agreement, so they listed with another agent. Today, the home is still sitting on the market—overpriced and struggling to gain traction.
Here’s the reality: even the best marketing can’t overcome a bad price.
I invest nearly 4x more in marketing than the average listing, but no amount of professional photography, video, social media exposure, or advertising can consistently make buyers pay more than the market says a home is worth.
The best results come from a combination of strategic pricing and exceptional marketing—not one or the other.

When I discuss a listing with a seller, I offer three listing packages with various costs, services and resources. This gives the seller choice in the way we market their home and clarity of what services I will provide. Most of the time, sellers find that one of the options is suited to their needs, but if they need something different, I customize it to their home and preferences.
Meeting with me early is key to preparation, so that when you’re ready to list, stress is lower and you’re ready to go!
