As an inspector there is a question I am often asked. Why is it ok to build or install something one way in a certain town and then 5 miles away itโs incorrect and not allowed? I have included some information below โฌ๏ธ that might help answer that question.
Did you know that in the U.S. there are 43,096 AHJs (Authorities Having Jurisdiction)? And right here in central Illinois there are over 100! You may ask, what are AHJs, and what do they do?
AHJsโ stand for Authorities Having Jurisdiction, and it refers to the entity responsible for enforcing building codes, fire codes, and other regulations within a specific area or jurisdiction.
Think of them as the governing body that ensures safety and compliance within the local community.
In essence, the AHJ is the organization or person who has the final say on whether something meets the required safety and regulatory standards.
So, some food for thought. Just because you live in a certain area, do not automatically assume certain codes and regulations will not apply to your upcoming project. Before starting any projects, it is always best to check with your LOCAL AHJ to ensure you complete these projects in a manner that comply with your local safety and building standards.

Before you decide ๐ค to have a Home Inspection ๐, it is important to know๐กthe purpose of having a home inspection, what the job๐ต๏ธโโ๏ธ of a home inspector is and how to choose โ๏ธ the right home inspector (contrary to popular belief ๐ฆ, all home inspectors are not the same ๐ and choosing the wrong one could cost you a lot of money ๐ธ and headaches ๐คฌ in the future).
Having a comprehensive ๐ง inspection performed by a licensed professional ๐, will gain ๐๏ธโโ๏ธ you the understanding of a property's condition ๐๏ธ, identifying ๐ actual issues as well as potential issues which will allow you to make an informed decision ๐ about the property prior โฌ
๏ธ to committing ๐งโ๐งโ๐งโ๐ง to the purchase ๐ฆ or sale of that property.
In the state of Illinois ๐, for the purpose of a realestate ๐๏ธ transaction, the task โ๏ธ of inspecting a home must be completed by a State Licensed ๐ชช Home Inspector. Too often, in our industry ๐๏ธ, there is a misunderstanding ๐คทโโ๏ธ when it comes to the inspection process, purpose of the inspection, what to expect from the inspector. If you are unsure ๐ซค of the inspection process you should ask ๐ฃ๏ธ your Inspector. A good ๐ inspector will take the time to explain the process in a manner that is easy to understand ๐ง, as well, they will do their best ๐ช๐ป to answer any questions or concerns ๐ you may have.
In summary, purchasing a ๐ will most likely be the largest purchase ๐ฐ you will ever make, so choosing ๐ค the right inspector for the job is a necessity.

Hope everyone is doing ok after the storms that came in yesterday. Keep yourself safe and stay away from any downed power lines and contact the utility company, stay away from trees that may be unstable or have unstable/fallen branches. If your home was damaged stay away from any areas that may not be structurally sound. Report any gas smells to your utility company.
