Not every broad phrase carries its own context.
A simple way to organize the information is to separate the words used, the type of source that may add context, and the details that are still open. This is an information-literacy framework—not an interpretation of a particular listing or property.
The Alabama Real Estate Commission encourages consumers to research real-estate decisions carefully.

An open house and a private showing can both be useful—but they do not have to do the same job.
Use an open house for an initial look and a short question list. Use a private showing for a more focused conversation around your own priorities. Before either, ask what the next step is and what documentation or agreements may apply in your situation.
Comment OPENHOUSE and I’ll send the viewing-format question guide.

That notification can make a calm search feel urgent.
A saved-search alert only tells you that a listing matched the filters you set. It does not decide whether the home fits your day-to-day needs, budget, questions, or timing.
Before the next buzz, write three lines:
Must-have. Nice-to-have. Questions to investigate.
Then let alerts help you notice options—not replace your own criteria.
Comment ALERT and I will send the simple criteria card.

A home-search alert can be useful. It can also make a calm decision feel urgent.
An alert simply tells you that a listing matched filters you saved. It cannot tell you whether that property fits the routines, priorities, questions, and planning needs that matter to your household.
A good pause before the next notification:
1. What is a must-have?
2. What is nice to have?
3. What do I still need to investigate?
Use alerts to notice options. Keep your own criteria at the center of the process.
Comment ALERT or message me for the simple criteria card.

Price per square foot can be a helpful shorthand. It is not a final answer.
A number only means something when the homes are truly comparable. Fannie Mae’s appraisal guidance identifies several context points appraisers consider when comparing sales: site, room count, finished area, style, condition, and market area. 1
That is why a lower number should lead to a better question—not a snap conclusion:
What context is missing?

Lawrence County land may deserve a place on your North Alabama buyer shortlist—but acreage alone does not tell you whether a parcel fits your plan.
Start with parcel and tax records. Ask about water, power, and wastewater options. If public sewer is unavailable, Alabama public-health guidance says soil suitability must be evaluated before an onsite sewage system is installed. 1 Check floodplain information before planning where or whether to build; Lawrence County requires development permitting in identified flood-hazard areas. 2
Comment LAND and I’ll send the Lawrence County land checklist.

Buying a truck before closing has killed more home purchases than bad credit has.
Meet 🥪
He’s seen it all, he’s unbothered, and he’s usually mid-bite when the chaos walks in.
I built this little series for one reason: to help buyers and sellers avoid the mistakes I watch people make every week — the stuff nobody warns you about until it’s too late. Each episode is meant to be short, hopefully with a little humor and a takeaway that each buyer and seller can use.
It’ll run as an ongoing series across three tracks:
🏡 First-time buyers — what to do, and what not to do
🔑 Sellers — the same
📋 And the real-world curveballs in between
Numbered so you can follow along start to finish.
Here’s the backstory: some of you know — that started as a hobby, a way to unwind and be a little ridiculous. It caught on more than I ever expected. And somewhere in that fun, it hit me — why not use the same style to actually help my customers? So was born.
And here’s where you come in: watch Episode 1 and tell me what you think. Did it land? Anything you’d do differently? Even better — have you lived through a wild buying or selling moment yourself? Drop it in the comments or send me a message. Your story might just become the next episode.
Episode 1 drops now. Stick around — he’s just getting started. 🥪
Truly, thank you — I appreciate all of your support and all of your feedback more than you know. Steve
