Overheated Real Estate Market Begins to Cool Supercharged by tight inventory and pent-up demand, home prices continued to rise in July, but at a slower rate.

The real estate market right now is giving everyone looking to buy more than enough reason to be cautious.

More and more properties are tangled up in bidding wars and it may seem like there’s no way to win.

Before walking away from it all, consider these options as a way to help you come out on top!

1. If possible, pay in cash! This makes yours a top offer as you’re able to close quicker; much to the sellers delight.

2. Get pre-approved from your lender! This also speeds up the transaction, gives you negotiating power and makes you a much more attractive buyer.

3. Increase your down payment! This lets the seller know that you’ve got more skin in the game and lean towards you.

4. Eliminate contingencies! A clean offer is the best offer, and this move gives you the cleanest look.

5. Escalation clause! With an escalation cap, you’re able to raise your offer value to a certain amount in response to a competing offer.

6. Flexible closing date! Giving the seller the opportunity to decide when to close helps you appear more accommodating and strengthens your position

7. Increase your offer! Give them absolutely no reason to say no, within reason of course. Your agent will be there to help you decide how much over asking price is necessary.

2020 Individual Income Tax Filing and Payment Deadline Extension Local, state, and federal government websites often end in .gov. State of Georgia government websites and email systems use “georgia.gov” or “ga.gov” at the end of the address. Before sharing sensitive or personal information, make sure you’re on an official state website.

What is it??
Basically Homestead Exemption is a special provision in a state’s tax laws that reduces the property taxes you have to pay on your home.

How??
You are entitled to Homestead Exemption on your home, and the land underneath, provided the home was owned by the you and was your legal residence as of January 1, 2020.

If you qualify for a homestead exemption, you’ll save money on your annual tax bill by reducing the value of your home subject to tax based on: a flat-dollar exemption, or percentage exemption.

This reduces the taxable value of your home, meaning you get to pay less to the government. Everyone wins.

Deadline??
Property Tax Returns are required to be Filed by April 1
Homestead applications that are filed after April 1 will not be granted until the next calendar year.

An important note is that Homestead Exemptions vary from state to state, so be sure to be in touch with your local county office for any clarification you might need.
