Deciding whether or not to waive the home inspection is tough! Here’s what to consider:
Pros:
-You’ll save $500 or more to have the inspection done
– You will be able to move in the home faster
– The seller may choose your offer because it’s less work
Cons:
– You won’t know if there’s anything wrong with the home
– Your new home could have mold and foundation issues, and you won’t know until it’s too late.
It’s definitely a grey area, and a risk to waive inspection!

Your home is your sanctuary!
First, rearrange the rooms in your house for a fresh perspective. If you’re feeling overwhelmed by the clutter, move some things around and see if that helps!
Next, add house plants! They’re so good for your mental health and they make a room feel cozy and alive.
Thirdly, put things away as you use them. This applies to everything from dinner plates to toys: keep track of where everything goes!
Fourthly, make the bed every morning (or at least try). This is a simple way to show yourself that you respect yourself enough to take care of yourself first—and it’ll make your life easier when you get ready for work or school in the morning!
Finally: keep shoes at the door! It’s an easy way to keep your floors clean and free from bacteria—and it’ll help prevent slips and falls if you have kids or pets running around.

Here’s why:
First of all, the housing market has a big advantage right now: lack of inventory – which means supply is still low in many areas.
Second, markets do not go down forever.
After recessionary cycles, markets historically recover. This brings us to our third point…
Any loss is only realized if you sell during a downturn. Remember to view real estate investing as long-term, holding through the downside instead of selling, helps avoid a loss.

Real estate investing tip of the day: don’t limit yourself to one state or city.
You might think that you’d be limiting your profitability potential by only considering a small geographic area, but I believe that you’re missing out on better opportunities by only looking in your own backyard.
By looking at properties across the country and even internationally, you can increase the likelihood that no matter what happens with one property or another, your portfolio will have more balance because it’s diversified across multiple locations and asset types.
