Cardinal rule to building wealth: Never spend the principal!!!
For example, I invest $100,000 into a rental property that generates $1,000 a month in rent. After a year that same property appreciates in value and is now worth, say, $110,000. If I sell the property at that point I've generated $12,000 in rent and $10,000 in appreciation. My return is a total of $22,000 or 22% ROI. I can spend that $22,000, but the moment I spend any of the original $100,000 I'm now spending my principal. In other words I have less wealth than I started with.
Never spend the principal.
Be sure to educate yourself on the market. There's no profit in playing the guessing game.
Rental properties are expensive to own and far too often investors underestimate the costs associated with owning them. These properties are also expensive to sell. Never invest in these properties solely for appreciation. You'll lose money on a monthly basis if cash flow is not a priority.
