We are honored to announce that we have been selected as the Architect of Record for the $15M renovation of The Waterford at Goldmark Apartments. Funded in coordination with state-issued tax credits from the Texas Department of Housing and Community Affairs (TDHCA), and partnering with PNC, this comprehensive project will include all-new interior finishes, accessibility compliance upgrades, energy efficiency enhancements, structural improvements, new site amenities, and a modernized building envelope.

We are excited to announce the construction kickoff for the Sunland Terrace Apartments in Phoenix, Arizona. The 53-unit property will receive over $80,000.00 per door for a full renovation, featuring all new interior finishes, upgraded plumbing fixtures, energy efficient light fixtures and mechanical equipment, and an exterior overhaul to modernize the existing facades. Additionally, the property will be getting site upgrades along with a ground-up community building, new vehicular gate and enhanced security and onsite amenities. The project is comprised of $8.2M in acquisition and construction costs, and will be completed in coordination with the Arizona Department of Housing.

Back to Alaska, we go!

The $11.3M acquisition and rehabilitation of the existing Chenana Apartments, a Project-based Section 8,52-unit community serving families in Fairbanks, Alaska is officially closed and underway!

The project will receive over $69,000 per unit in renovations as part of the renovation. The exterior scope of work will include full siding and roof replacement, along with the replacement of the existing sewer lines. Additionally, a new playground will be installed with full compliance with accessibility standards.

Improvements and upgrades for accessibility will be made throughout the community, including converting 5% of the units to be fully accessible. Interior unit upgrades will include new interior finishes, cabinetry, lighting end electrical fixtures, new plumbing fixtures and energy efficient design for the mechanical system. The project will also feature seismic upgrades and improvements, along with energy conserving design elements to the building envelope.

The project is financed with 4% tax credits and tax-exempt bonds issued by Alaska Housing Finance Corporation (AHFC), Ready Capital, and tax credit equity provided by CREA.

Adam Pickett is the Architect of Record, and longtime partner FTK Construction is serving as General Contractor.

Back in the Show Me State! We are excited to announce the construction kickoff for the renovation of the Ridge Crest Apartments. The project is a $14.9M acquisitions and construction cost renovation, and will feature site amenity improvements, energy efficiency upgrades, full interior remodeling and accessibility compliance within a projected 12-month construction schedule. Financing is provided by PNC and in partnership with the Missouri Housing and Development Commission.

We are excited to announce that we have been selected as the project Architect for the renovation of the Glennpark Village Apartments, in Northglenn, Colorado.

The 26-unit property will receive over $2.2-million in construction hard costs, with a scope of work comprised of significant interior upgrades, along with building envelope and site improvements.

The office and communal spaces will be completely renovated, with enhanced finishes, energy efficiency upgrades and full accessibility compliance.

Each apartment will see new Energy Star-rated appliances, new flooring, new cabinetry and countertops, new electrical fixtures, new plumbing fixtures and high efficiency mechanical equipment.

With the new energy and water-saving features, the community will be certified through Enterprise Green Communities.

The Village at Collinwood Apartments is starting construction this week. The independent senior living facility is receiving a $12.2-million renovation, including full amenity upgrades, ADA compliance modifications, new interior finishes, enhanced security measures for both the site and dwelling units, new Energy Star-rated electrical fixtures, WaterSense-labeled plumbing fixtures and 16-SEER mechanical system upgrades. The project will also receive exterior improvements, including all new roofing, siding, windows, balconies, unit entry doors and path of travel upgrades. We are thankful to make an immediate impact on properties in Austin that need and deserve it!

Construction is officially underway at the Heritage Pointe Apartments in Austin! The 240-unit apartment complex is undergoing a substantial renovation comprised of complete interior and exterior renovations. Updated features include new interior finishes, full energy upgrades with completely new mechanical, electrical and plumbing fixtures, ADA and ANSI compliance upgrades, elevator modernization, new community amenities, new leasing offices, new maintenance spaces, site upgrades and security improvements. The $19.2-million dollar project will dramatically improve the property for the senior citizen residents that call Heritage Pointe home.

We are excited to announce the commencement of construction on the Eagles Landing Apartments in Austin, Texas. The 240-unit complex is undergoing a $16-million renovation, featuring accessibility compliance modifications, all new interior finishes, massive energy enhancements including all mechanical, electrical and plumbing systems and fixtures, improved amenities and communal spaces, and building envelope improvements from new roofing, fiber cement siding and windows. Additionally, the site will be receiving a complete overhaul to improve existing drainage conditions and full site accessibility. The project is in partnership with the Texas Department of community Affairs and April Housing.

We are excited to announce the kickoff of the $24.3M acquisition and rehabilitation of Pennel Park Commons, a 101-unit community serving seniors and disabled residents in Duluth, Minnesota and the $18M acquisition and rehabilitation of Larson Commons, an 85-unit community serving seniors and disabled residents in Cloquet, Minnesota.

Pennel Park will receive more than $46,000 per unit in renovations, and Larson Commons will receive more than $42,000 per unit in renovations. Our commitment to accessibility and sustainability will be at the forefront of these proposed renovations. The scope of work for each site will include upgraded kitchens, including new appliances, all new flooring and freshly painted interior. The building exteriors will receive resurfacing and brick tuck pointing, building signage and completely revamped paving and parking areas. Additionally, the projects will include complete boiler and HVAC replacements for each community as well as full roof replacements. Common space amenities will undergo a thorough upgrade, further enhancing the residents’ overall experience and improving communal spaces and resident services. Another key factor to this rehabilitation is energy saving features, which will include the installation of low-flow plumbing fixtures and high-efficiency LED lighting in each unit, reducing energy consumption and promoting sustainability.

We are excited to announce the start of construction for the renovation of the Americana Apartments in Pierre, South Dakota.

Following a $7.4M acquisition, the 42-unit property will receive a $3.2M renovation that will include accessibility upgrades, energy efficiency modifications, site upgrades and infrastructure improvements.

We are thankful to be working with longterm partner on another successful venture.

This marks our 3rd project in South Dakota, and we are humbled to play a small part in upgrading this unique independent senior living facility for the residents that deserve it.

The new leasing office on one of our sites in Dallas is nearing completion.

We were fortunate to partner with FTK Construction on this $18.9-million project, renovating 250 dwelling units, completing accessibility upgrades, improving site amenities and constructing the new leasing office and communal spaces.

We have focused our expertise on the design of all types of residential construction, drawing upon the experience of designing thousands of residential dwelling units, spanning over 12 states.
