The new law places limits on who can buy or lease property in Texas if they’re tied to specific foreign nations (currently China, Iran, North Korea, and Russia). While much of the early coverage focused on geopolitical concerns or constitutional challenges, the practical consequences are unfolding quietly across contract desks, title offices, and buyer intake processes.
The tricky part is that there’s no public list, no easy form to check, and no upfront approval process. Still, if someone violates the rules, even unintentionally, the state can step in, force them to sell, issue fines, or press charges.
For an industry built on trust and fast timelines, that kind of uncertainty can cause real delays.
Residential agents, land developers, and commercial sellers now need to do something they were rarely expected to do before: assess geopolitical ties in every deal that involves cross-border interests.
This shift is particularly important for land transactions, where financing is often handled directly and due diligence can fall on individual buyers and sellers.
