After years of building equity and improving your home, you’re finally ready to sell. 🙌🏻
You may envision getting handed a big, fat check after you sell your home – but not so fast. The cost of home selling can add up quickly.💸💸
Below I’ve listed the most common costs associated with selling a home so you don’t run into any scary surprises. 😉
🛠️ Repairs & Renovations
🏡 Realtor fees
💰 Buyer Incentives
📝Closing fees
🚚 Moving Expenses
So as you can see, the costs of selling a home are much more involved than getting that 💲💲 and running for the hills.
You can expect to pay around 10% of your home’s final sale price to go towards selling costs.
At first, that might seem high, but if you hire a GREAT Realtor (that’s me! 🙋♀️) with a stellar marketing plan these costs pay for themselves.
If you’re thinking about selling your home, shoot me a message. As an experienced Realtor, it’s my promise to get you the best price with as little stress as possible. 👌👌

You might have wondered what title insurance is….Well here’s the definition:
✔️ Title insurance is a form of indemnity insurance that protects lenders and homebuyers from financial loss sustained from defects in a title to a property.
✔️ Your title insurance is paid at closing and is one of the standard closing costs.
A potential home buyer will find this vocab helpful for understanding words and terms used in real estate transactions.

Have you ever wondered what it takes to make a secure offer on your dream home especially when you’re competing with other multiple offers?
Here are My 5 Go-To-Tips to help you win 🏠 multiple offer situation :
1.Get pre-approved, not pre-qualified ✅
A Pre-approval means that the lender pulled a credit report, collected pay stubs, bank statements, etc for Verification of Employment. It can be the determining factor for a seller’s choice.
2. Explore different types of financing 💲
If you’re approved for a FHA Loan, or VA Loan, you will most likely be approved for a Conventional loan, giving you options should the seller accept your offer.
3. Work with the seller 🤝
Take the time to find out what the seller’s plan is. That way, the purchase offer can be structured in a way to be more appealing to the seller.
4. Make a strong offer💪
You only have one chance to put in an offer. Do not lowball the seller. The seller is likely to view all the offers then choose one to work with.
5. Consider making a larger down payment💸
A large deposit shows the seller that the buyer has been disciplined to save a large sum of money towards a home.
I also think it is a good idea to get a little more personal with the sellers…send out a letter to show that you are serious about their home and how much it means to you!

Consider this…
🗝 Home prices have already seen a 23% increase in September, almost triple over the estimated forecast.

Your home is likely to be the largest single investment you’ll ever make, so navigating typical real estate pitfalls is essential to ensuring your dream home doesn’t turn into a nightmare. Let’s take a look at some things property industry professionals would have you believe, that don’t necessarily stack up.
Insider Tip #1: Valuations aren’t always accurate
If you’re selling a house, real estate agents may over-value (or under-value) your home. In order to avoid stagnation of interested parties, due diligence is key – research house prices in your area, paying attention to the type of property, condition, and any other factors that may drive up the price. Shop around and find quotes from a few different agents before making a final decision.
