This photo barrage was intentionally saved for last as this 24 hour period was my favorite for so many reasons. Thanks to our friend recommendation, we hiked a small portion of the Nakasendo Trail (from Magome to Tsumago) and it was nothing short of magical. Then came our accommodations in the mountains and thanks to a booking screw up on my part, we ultimately enjoyed a very traditional Japanese lodging experience (with a lot of laughs and memories to go along with it.) The Shinjuku ride back to Tokyo after was also my fave of the trip, complete with my perfect bento box. What a truly amazing adventure!

Summer investing has a way of speeding people up.

New listings. Competing buyers. The feeling that you have to “move” before rates or prices move again.

Here’s what we’re seeing in 2026:
Prices have been more stable than the headlines make it sound, and inventory is still tight in many markets.

That means the edge goes to the investor who underwrites clean and doesn’t rely on a tax rumor to justify the purchase.

Instead of asking “Is the tax benefit 5X?” try this:

1) Would you still buy it if the tax benefit is smaller or delayed?
If the answer is no, you’re buying a deduction, not a property.

2) Can the property carry itself with real-world cash reserves?
Not best-case. Real-life. Repairs, vacancy, rent timing, insurance surprises.

3) Is your financing plan built for volatility?
Mortgage markets have been jumpy this spring, and that can change the math fast when you’re trying to close on a timeline.

* What’s your walk-away line so you don’t buy with regret?

In reality, it’s finding the right property and knowing when to say yes. That’s normal. (And it’s why strategy matters more than vibes.)

If you want to buy with confidence, do not just tour the home. Interview it.

Here are the questions that separate confident buyers from overwhelmed buyers:

🏡 What’s the home’s sales history?
🏡 Any major renovations? Were permits pulled?
🏡 How much are property taxes, and have they changed recently?
🏡 What are the typical utilities and maintenance costs?
🏡 Any plumbing issues or water history?
🏡 How old is the roof?
🏡 Any pest history?
🏡 Any warranties that transfer?
🏡 Parking restrictions or easements?
🏡 Any unusual history we should know?
