Some projects photograph beautifully but don’t move the needle when it comes to resale.
What *doesn’t* always pay off:
❌ Overly custom finishes + trendy design choices
❌ Converting bedrooms into gyms/offices
❌ High-end projects with little ROI
What *does* tend to help:
đź’š Fresh paint in neutral tones + timeless finishes
đź’š Updated lighting + hardware
đź’š Clean landscaping and strong curb appeal
The goal isn’t to renovate for yourself, It’s to make strategic updates that help buyers emotionally connect to the home while maximizing value.
Thinking about selling? Let’s talk strategy before you renovate.
This home sold quickly because the sellers approached the renovation strategically, not emotionally.
They created a move-in ready feel with beautiful, high-quality finishes while still keeping the design timeless and appealing to today’s buyers. Every update was intentional and aligned with what buyers are actually looking for in this market.
Most importantly, they viewed the home as an asset to prepare for resale, trusted the process, and worked closely with me to position it competitively from the start. The result? A fast, successful sale.

May was a full one!
Had a blast at a New Orleans wedding, and Cafe Du Monde is a given when you're there. Celebrated a dear friend's wedding not once, but twice!
Attended the Preservation Park Cities Home Tour, and closed on the beautiful 5420 Surrey. And one of my favorite moments this month, turning a longtime non-profit relationship into a first time homebuyer. Those closings never get old.
Squeezed in some Pilates too because rest is good for the soul! Ended the month with the most beautiful family trip to Balsam Mountain Preserve.
May, you were good to us. Here's to June! 🤍

If you’re an agent, you’ve probably walked into a home and immediately noticed a few little things that quietly tell a bigger story.
And if you’re a homeowner… there’s a good chance you’ve ignored a few of these for longer than you should.
Small signs of neglect can often hint that routine maintenance around the home may have been overlooked. They’re not always major issues on their own, but they can be clues that there may be bigger things happening behind the scenes.
A well maintained home doesn’t just look better. It usually tells a story of consistent care behind the walls too.

Balsam Mountain Preserve was just as refreshing as it was beautiful!
A few days filled with hiking, golf, good food, fresh mountain air, and slowing down for a bit. Already dreaming about the next trip back!
