Is the Texas housing market turning into a buyer’s market? 🏠📉

With rising inventory and high mortgage rates keeping buyers selective, home sellers across Texas are getting aggressive with price cuts. In some counties, up to 70% of listed homes have seen price reductions, while other sellers are choosing to pivot and rent out their properties instead.

Whether you're buying, selling, or just watching the Lone Star State real estate market, here is what’s driving the shift:

Why Should You Use an Attorney REALTOR® in Texas? 09/15/2026

An attorney REALTOR® is a real estate broker or agent who is also a licensed Texas attorney. That means the professional may operate within two distinct professional frameworks: Texas real estate brokerage rules and, when acting as an attorney, the Texas Disciplinary Rules of Professional Conduct. Texas law allows a licensed Texas attorney to handle real estate brokerage activities without holding a separate real estate license at all. See Tex. Occ. Code § 1101.005(a)(1). An attorney who also holds a real estate broker’s license, however, brings a legal analysis skill set that a real estate license alone does not provide.

How Much Should I Offer Below Asking Price in Dallas? 09/11/2026

Dallas buyers may have more room to negotiate than they did in the peak market years. In July 2026, Dallas homes closed at a median 97.2 percent of list price, and a majority sold below their original asking price. On a home that has sat for 60 days or longer, or is demonstrably priced above recent comparable sales, a buyer may have a stronger case for opening 5 to 10 percent below asking. The right number for any single house depends on its days on market, how it’s priced against recent closed comps, and how many other offers are realistically in play.

Does a Texas Seller Have to Disclose a Previous Death in the House? 09/08/2026

If someone has died in a Texas home, does the seller have to disclose it to a buyer?

Generally, no. But Texas law draws an important distinction based on how the person died and whether the death was related to the condition of the property. Texas Property Code §5.008(c) specifically addresses certain deaths and provides an important exception to the seller’s disclosure obligations. However, the statute is narrower than many sellers and buyers might realize.
