Hello! Out of the many coaching calls I have been doing lately one thing about 1/2 of the investors or new investors don't know about is the DSCR lending program. This program does not use W2 income or tax returns and is a great was to grow your portfolio once the banks and credit unions eventually SAY NO! Because they will once you have enough loans. A way to counter today's high interest rates is buying at a steeper discount. How you might ask? Good question?! You must find the "motivation" driven seller. Propstream.com and others can help you narrow this down. Here are some examples of people to reach out to. Foreclosures, probate, vacant, non owner occupied, distressed ect. You can call, send letters, door knock, text (in some states), and more! Find what works for you and keep doing it!

Retirement accounts are usually thought of as 401K's, IRA's, stock market ect. I never used any of these in my path to building financial freedom. I used the rental properties I purchased to buy more rental properties and all debt in which I was accumulating was being paid by others including my house, boat, cars, ect.
