Here is the latest market trends for Denton County as of the end of December 2022. Also attached is a 12 months median price trend for 2022.

Overall, Comparing December 2022 to December of 2021 the median sales price is up 8.2%, the active listings has increased by 220% with the number of closed sales down 24%. Although the months of inventory is up significantly from the same time last year, at 2.1 months the market is still considered short on inventory.

In the 12 months median price trend, prices were increasing rapidly until reaching the peak of $500,000 median sales price in May 2022. This was followed by a rapid decline in prices in June through September 2022. Prices have been essentially stable since September.

Here is the latest market trends for Denton County ending November 2022. We have certainly shifted from a sellers market into a balanced market at this point. Appreciation is stable with current prices mimicking the prices last experienced around February 2022. A lot of sellers are not prepared for the length of time it is taking to sell at this point as there are fewer buyers in the market, more competing homes, and much longer days on market to sell. Hopefully agents are properly updating their sellers on the current market conditions and not over-pricing their listings.

This is what is going on with the housing market in Denton County as of the end of October 2022. Overall, median home prices are up from 1 year ago at $457,361. Denton county saw a peak median home price of $500,000 in May 2022, and the current median price is inline with where prices were in February and March 2022. The market is shifting from a historic sellers market towards a balanced market. These trends are similar throughout the DFW market. If you have any questions I am always happy to help.
