Listening works.
One thing we do each month at EPM is ask our technicians for honest feedback through our Tech Pulse survey. It helps us stay ahead of issues, improve communication, and continue building a stronger team culture.
Over time, that effort has made a real impact:
Our retention rate is 96% in 2026!
Culture does not happen by accident. It is built by listening, adjusting, supporting people well, and continuing to improve together.
One recent survey response that meant a lot to us: “Leading with Empathy.”
Bed bugs don’t just affect one unit—they can impact your property’s bottom line if they spread.
That’s why our inspections focus on high-risk areas: baseboards, door frames, and closets. These are the places bed bugs start before they spread.
Proactive inspections protect your residents, your maintenance schedules, and your peace of mind. Let’s stay ahead together!

One thing we’ve really loved lately is reading the feedback coming in from customers after service visits.
After every service, PestGenius sends a quick survey asking customers how things went, and the responses are a good reminder of what matters most to property teams: clear communication, responsiveness, follow-through, and technicians who genuinely care.
A few recent comments that stood out:
⭐ “He went above and beyond.”
⭐ “Always patient with our team and residents.”
⭐ “Very helpful and insightful advice.”
⭐ “I always feel assured EPM is going to handle my issue.”
That kind of trust is something we never take lightly.
Delivering an Exceptional Experience is one of our core values, and we’re proud of the team behind the work every day.

A bittersweet moment at EPM as we celebrated Kayla before her move to Indianapolis. 💚
While we’re definitely going to miss having her in the office every day, we’re incredibly excited for this next chapter as she helps support EPM’s growth into another market.
Growth like this does not happen without people who are willing to step into new challenges, take ownership, and do what it takes to help move the company forward.
That’s exactly who Kayla is and we cannot wait to see the impact you make in Indy next.

This month, our EMPACT initiative is focused on Men’s Mental Health Month. 💚
Throughout June, our team will be wearing green on Fridays to help encourage conversations around mental health, support, stress, and checking in on the people around us.
The idea for this initiative actually came from one of our employees and we’re grateful he helped bring the conversation forward.
At EPM, culture is about more than performance metrics and operational standards. It’s also about creating a workplace where people feel supported, valued, and comfortable looking out for each other.
Strong teams check in on each other.
Sometimes small conversations make a bigger impact than we realize.

Sometimes property management calls come in after hours… and they have absolutely nothing to do with pests. 🦝
One of our property managers reached out recently about a baby raccoon stuck on a balcony. Within 15 minutes, C. Moor was onsite helping handle the situation.
That kind of responsiveness matters.
In multifamily housing, unexpected situations happen all the time. The vendors and partners you trust are often the people you call when things need handled quickly, calmly, and without hesitation.
Huge thank you to C. Moor for showing exactly what “Do What It Takes” looks like in real life:
Showing empathy.
Supporting the customer.
Stepping up without being asked twice.
That’s how long-term relationships are built.

Congratulations to our April and May Standard Setters, Nick Roby and Josh Marcum 👏
At EPM, this recognition comes directly from the team. Employees nominate and vote for the people who consistently raise the standard through their attitude, work ethic, accountability, and willingness to step up when needed.
Nick and Josh both represent so many of the core values we talk about at EPM every day:
🤝 Be the Ultimate Teammate
💪 Do What It Takes
🎯 Master Your Craft
✨ Deliver an Exceptional Experience
They show up, take ownership, support the people around them, and do the work the right way — and that kind of consistency makes a big impact across our company and for the customers we serve.
Congratulations, Nick and Josh! We appreciate everything you bring to the team and the standard you continue to set every day.

We’ve been getting a lot of calls from property managers about “mayflies” lately.
In many cases, it’s actually something else. It’s actually non-biting aquatic midges.
The difference matters, because it changes how you approach the problem.
For multifamily properties, this isn’t just a nuisance issue.
It can quickly turn into:
→ Increased resident complaints
→ Pressure on onsite teams
→ Disruption to the overall experience of the community
The key piece we’re seeing missed: Treating the building alone won’t solve it.
If the source is a pond, lake, or retention area, the issue will continue unless that environment is addressed.
This is where a more proactive, property-focused approach makes a difference.
At EPM, we work with property teams to identify the source, evaluate contributing conditions, and build a plan that reduces pressure across the property, not just temporarily, but throughout the season.
If you’re seeing increased activity, it’s worth taking a closer look at what’s driving it.

Carpenter ants are not just an ant problem.
For property managers, they’re often an early warning sign.
When we see carpenter ant activity, we’re not just thinking about the ants. We’re looking at what may be happening behind the scenes.
It can point to:
→ Moisture or an active leak
→ Damaged or soft wood
→ Entry points around windows, rooflines, or siding
→ Conditions that haven’t been addressed yet
In some cases, the bigger issue isn’t what’s visible. It’s the unreported maintenance item, the water intrusion, or the damage behind the wall.
That’s where a proactive, preventive approach matters.
When we are regularly inside units and around the property, we can help identify risks early, support maintenance teams, and prevent small issues from turning into larger ones.
It’s not just about treating the pest.
It’s about protecting the unit, the building, and the investment.
Seeing carpenter ants around your property?
Let’s take a closer look.
