400 Square Prioritizes Safety
400 Square — home to over 140 talented art tenants and numerous residences across our creative community properties, including West Broad, 400 West Rich, and Chromedge Studios — is deeply dedicated to creating a safe, welcoming, and inspiring environment for artists, residents, and visitors throughout the Franklinton Arts District.
Unfortunately, we recently had to take the difficult step of initiating the necessary legal action against a tenant for violating essential safety guidelines, fire codes, and community standards. This decision followed a highly dangerous incident in which fires were deliberately lit using an accelerant in an enclosed space directly beneath occupied residential units, creating an extreme risk to life and property for our building as well as our neighboring buildings.
We have zero tolerance for activity that threatens life and safety. With thousands of monthly visitors, we cannot and will not compromise on protecting our community.
While we respect everyone's privacy by not naming those involved, we want to be clear: 400 Square will always prioritize the health and safety of our tenants, patrons, and neighbors above all else. These policies exist to ensure our creative spaces remain safe and vibrant for everyone.
We're grateful for our community's continued support as we maintain the safe, inclusive environment that makes the Franklinton Arts District special. Thank you for standing with us in upholding the values that keep our creative community strong.

After more than a decade, popular deli owned by Pappas family is making a return In 1989, Tommy Pappas opened Tommy’s Diner in Franklinton. About 10 years later, his son Louie Pappas ventured into the food world on his own, opening a deli with co-owner Demtra Stefanidis.
