Let's clear up the VA Minimum Property Requirements myth once and for all — because it's costing veterans real estate opportunities.
MPRs are what the VA appraisal checks for in terms of property condition. Here's the actual list: functioning roof, safe electrical, no major structural issues, working HVAC, adequate water and sewage. The property needs to be safe and habitable.
That's it.
MPRs do not require cosmetic perfection. They don't flag chipped paint on a home built after 1978. They don't require the yard to be immaculate or the kitchen to be updated. For the vast majority of homes built after 1990, a VA appraisal gets through property condition review without any issues.
Where MPRs genuinely matter: pre-1978 homes with original paint (lead paint testing can be required), properties with significant deferred maintenance or structural concerns, and multi-unit buildings where each unit needs its own utility shutoff systems.
The notion that a VA offer "won't work" on a given home because of the appraisal process is usually based on outdated information or a single bad experience with a poorly maintained property. A mil-estate agent who works regularly with VA buyers knows how to identify real MPR concerns before you're under contract — not after.
