Central Ohio's housing market is holding strong heading into summer 💪

Prices are up and inventory is slowly expanding, giving buyers more options than they've had in years. Days on market is also up slightly, meaning Buyers in many areas can take a more intentional approach to their decisions. Across Columbus we're still in a Seller's market, but one that's gradually finding some balance. Strong employment, population growth, and relative affordability continue to set Columbus apart as one of the most resilient metro markets in the country.

Not all home improvements are created equal - especially when you're planning to sell. Here's what Columbus buyers are actually paying for right now. 👇

💰 1. Kitchen updates (not full renovations)
New hardware, painted cabinets, updated lighting, and modern fixtures can add significantly more value than they cost. Buyers notice kitchens first.

💰 2. Bathroom freshening
Again - not a full renovation. Regrouted tile, updated vanity, new mirror and light fixture. Clean and updated.

💰 3. Curb appeal
First impressions set price expectations before a buyer even opens the front door. Fresh mulch, trimmed hedges, a painted front door, and clean gutters cost very little and pay back significantly.

💰 4. Fresh neutral interior paint
The single highest-ROI improvement for almost any home, especially older ones. It's clean, it photographs beautifully, and it removes the emotional obstacle of a buyer seeing YOUR style instead of their own.

💰 5. Lighting upgrades
Replacing outdated light fixtures - especially in the kitchen, dining room, and primary bedroom - modernizes a home's feel more than almost anything else at that price point.

If you're serious about buying your first home, here's what you've got to know BEFORE you start walking through properties ⬇

1️⃣ Get pre-approved, not just pre-qualified. They're not the same. Pre-approval means a lender has actually verified your income, assets, and credit. In a competitive market, sellers won't take you seriously without it.

2️⃣ Your maximum budget and your comfortable budget aren't the same number. Just because you qualify for $550K doesn't mean you should spend $550K. Factor in life.

3️⃣ Closing costs are real money. Typically 2–3% of the purchase price on top of your down payment. On a $450K home, that's $9,000–$13,500. Budget for it from day one.

4️⃣ An inspection is leverage for negotiation - use it. A home inspection isn't just about walking away from a bad deal. It's about understanding what you're buying and having a documented conversation about it with the seller.

5️⃣ Reality check - that "perfect house" feeling doesn't happen for everyone. Almost all Buyers make compromises on their journey to homeownership. The question is, which compromises are worth it and which are a reason to walk away.
