Vacancy ticked up to 9.9% as over 9,400 new units delivered in the past year — but strong absorption and rent performance in submarkets like Bexley/Whitehall and Southern Columbus highlight continued depth in tenant demand.

On the investment side, volume held steady at $844M across 121 transactions with institutional capital now representing 40% of all buyers. Cap rates average 6.7%, showing confidence even amid elevated supply.
