Termite shelter tubes are often one of the first visible signs of active termite activity. These mud-like tubes allow termites to travel between the soil and a food source while remaining protected from the environment.

🚨 No stain. No discoloration. No visible damage.
Yet this ceiling was actively leaking.
The image shown is an infrared (IR) scan taken below a tile shower. To the naked eye, the ceiling appeared completely normal. There were no water stains, no bubbling paint, and no obvious signs of a problem.
However, the infrared camera detected a significant temperature anomaly in the ceiling. After identifying the suspicious area, a moisture meter was used to verify the finding—and the material tested positive for active moisture.
This is a perfect example of why infrared technology can be such a valuable tool during a home inspection.
🔍 What does infrared actually do?
Contrary to popular belief, infrared cameras do not "see" moisture. Instead, they detect differences in surface temperatures. Wet building materials often cool differently than dry materials, creating temperature patterns that can indicate hidden moisture intrusion. These anomalies can then be investigated further using specialized moisture meters.
Without the IR scan, this leak may have remained hidden until visible staining, drywall damage, mold growth, wood deterioration, or other costly repairs became necessary.
🚿 Why are tile showers so prone to leaks?
Many homeowners assume tile is waterproof. In reality, tile and grout are merely the decorative surface. The actual waterproofing system is hidden behind the tile.
Over time, leaks can develop due to:
• Cracked or deteriorated grout
• Failed caulking at corners and transitions
• Improper shower pan installation
• Failed waterproofing membranes
• Movement of the structure over time
• Poor original workmanship
• Aging materials

🚨 Hidden Crawlspace Structural Failure Found During Home Inspection 🚨

During a recent inspection, our inspector discovered a severely compromised crawlspace support pier beneath the home. Several concrete masonry units (CMU blocks) had cracked and collapsed, leaving portions of the floor framing above improperly supported.

🔥 Why Fire-Rated Attic Stairs Matter in a Garage
This label may not look exciting… but it represents an important safety feature that many homeowners never notice.
The attic pull-down stairs shown here are fire-rated, which is especially important when attic access is located in a garage.
Why?
Attached garages are considered a higher fire-risk area because they commonly contain:
⛽ Gasoline and fuel vapors
🔋 Batteries and charging equipment
🛠️ Power tools and mechanical equipment
🚗 Vehicles and combustible materials
Because of these risks, modern building standards require a separation between the garage and the living space above or adjacent to it. That includes walls, ceilings, doors — and yes, attic access openings.
A standard attic pull-down ladder can create a weak point in that protective barrier. Many older attic stairs are made of thin wood and provide little to no resistance to heat or flames. In a garage fire, flames and superheated gases can rapidly enter the attic space and spread throughout the home.
🔥 Fire-rated attic stairs are designed to slow that spread and help maintain the integrity of the garage/fire separation assembly.
