A lot of people are asking the same question right now… is the Miami market slowing down?

From what I saw in Q1, the answer is more nuanced.

Homes that were priced right and positioned well moved. The ones that weren’t sat longer than expected.

As we move into Q2, inventory is starting to build and buyers are becoming more active again, but they’re also more selective.

That’s where strategy really matters.

One of the best parts about Coconut Grove is how easy it is to get out on the water.

From Sailboat Bay to local sailing clubs like Biscayne Bay Yacht Club and Coral Reef Yacht Club, boating is a big part of the lifestyle here.

You also have a public boat ramp right in the center of the neighborhood, which makes access simple whether you have a boat, kayak, or jet ski.

It’s one of the reasons so many people choose to live in the Grove.

You go to the Grove, Gables, or Pinecrest where average prices are $3M-$5M. That's just not the case in Shenandoah.

A lot of sellers make decisions based on what they personally like in their home.

One neighborhood in Miami keeps coming up in buyer conversations right now: Shenandoah.

It's been sitting right in the middle of everything for a long time. Positioned between Brickell, Coconut Grove, and Coral Gables, the location has always been there. Buyers are just starting to connect the dots.

In my experience, when a neighborhood starts getting this kind of consistent attention, it doesn't stay overlooked for long.

New construction gets a lot of attention in Miami right now, and it is easy to see why.

But brand new and problem free are not always the same thing. A home that is one or two years old has already worked through its early issues. The current owner dealt with them. You would be walking into something that has already been sorted out.

With new construction, it is easy to get caught up in the finishes and miss the details that actually matter long term.
