This type of foundation movement is actually pretty common in Texas slab homes.

Most slab homes with brick veneer include expansion joints in the exterior brick system. These joints are designed to allow the brickwork to expand and contract slightly with temperature changes and normal structural movement, helping reduce cracking in the exterior.

However, the bigger influence on foundation performance is the clay soil. It expands when wet and contracts when dry, creating constant movement beneath the home over time.

As that cycle repeats, different areas of a foundation can respond at different rates. This can lead to stress points in the structure and eventually visible cracking inside or outside the home.

In some cases, expansive clay soils have been observed to experience several inches of vertical movement depending on moisture conditions. That ongoing shift is what slowly impacts how a home performs over time.

In this situation, the front portion of the home had settled approximately 2 to 3 inches, leading to visible separation and cracking. The repair work focused on stabilizing the affected areas and addressing the movement so the structure could be supported and brought back into proper alignment.

Great work by our team on this one. A solid job from start to finish getting this home stabilized and back where it needed to be.

Let’s talk about trees.

Large trees can add a lot of value to a property, but they can also create hidden challenges for homeowners when they are planted too close to a structure.

Tree roots naturally seek moisture and can extend surprisingly far from the tree itself. In many cases, roots can stretch 2 to 3 times the width of the tree’s canopy, and in some situations even 50 to 100 feet or more depending on the type of tree and the soil conditions. As they grow, they can begin to influence the conditions around a home’s foundation.

In Texas, where clay soils expand and contract with changing moisture levels, that added root activity can contribute to uneven soil conditions and gradual foundation movement over time.

The impact is not limited to foundations. Expanding root systems can also lift or crack sidewalks, driveways, and patios as they push through or grow beneath concrete surfaces. They can also interfere with underground plumbing lines, especially older pipes that may already be vulnerable to shifting soil or intrusion.

Ben here. Just hopping on to share a quick bit of info for Texas homeowners.

Not every foundation issue looks like a foundation issue at first. A lot of what we find actually starts in the yard before it ever shows up inside the home.

Things like poor drainage, water pooling near the foundation, or soil pulling away from the slab can quietly set the stage for movement over time. In Texas, that is especially important because weather swings can change soil conditions fast.

That connection between your yard and your foundation is easy to overlook, but it plays a major role in how a home performs over time.
