U.S. Housing Supply Reaches a Six-Year High
We’re seeing a significant shift in the U.S. housing market: as of mid-Q3, new listings have risen about 3% month-over-month, marking the highest volume in over four years. Total homes available for sale are up roughly 4%, reaching levels not seen since 2020. While buyer demand remained steady—pending sales held flat and closed sales dipped just 1%—prices still reached a period high, and mortgage rates hovered close to 7%. What’s driving this change? More homeowners are listing now that rate lock-in is loosening, life changes are prompting moves, and sellers are adjusting to a more measured pace. This means buyers have more opportunity to compare homes and negotiate. By mid-Q3, nearly 60% of U.S. homes sold below the original asking price, giving buyers greater leverage to discuss price, repairs, or closing costs—or even walk away. Even with elevated costs and a steady national demand, the market is now more accommodating to those able to purchase than it has been in recent years. Having navigated both the Cleveland and Southwest Florida markets for over two decades, I’ve seen firsthand how these shifts can open doors for well-prepared buyers and sellers alike.

Cities with the fastest-growing home prices in Ohio
As someone who has spent over two decades helping clients navigate the Ohio real estate landscape, I’m always keeping a close eye on market trends across our region. It’s remarkable to see that, even as mortgage rates have ticked up, home prices in Ohio continue to climb. In several cities, we’re looking at increases of over $149,000 in just a year, with some property values now approaching $1.77 million. This kind of growth is fueled by strong buyer demand and a limited supply of available homes—a combination I’ve seen shape our market time and again. Having worked with buyers and sellers through every kind of market, I know firsthand how important it is to stay informed and strategic in times like these. Whether you’re considering your next move in NE Ohio or exploring opportunities elsewhere, understanding these shifts is key to making confident real estate decisions.

Creating a well-balanced picture wall is an art in itself! Whether you’re going for a gallery-style display or a simple, elegant layout, here are some expert tips to get it just right:

📌 Start with a Focal Point – Choose one large piece or a central frame to anchor your arrangement.
📏 Plan Before You Hang – Lay out your frames on the floor first or use paper templates on the wall to find the perfect layout.
📐 Stick to a Theme – Whether it’s black & white prints, family portraits, or abstract art, a cohesive theme makes your wall look polished.
📊 Balance Shapes & Sizes – Mix different sizes and orientations, but keep things visually balanced to avoid clutter.
🛠️ Maintain Consistent Spacing – Keep frames 2-4 inches apart for a harmonious flow.

Happy arranging!✨

Northwest Ohio Home Sales Remain Strong In August
August brought another impressive chapter for Northwest Ohio’s real estate market. As someone who has spent over two decades studying every nuance of our local trends, I’m encouraged to see single-family home sales continuing to climb, with total sales value now surpassing $1.4 billion—an 11% increase. The median home price has also edged up nearly 6% to $215,000, reflecting both the resilience of demand and the quality of opportunities in our region. More new listings are coming to market, which is promising for buyers, yet the supply remains tight—a dynamic that’s familiar to many of my clients. These numbers reinforce what I see daily: our market remains strong and full of potential. Whether you’re considering buying or selling in Northeast Ohio (or even Southwest Florida), understanding these trends is key to making informed decisions. My commitment has always been to guide clients through each step with clarity and insight, ensuring you’re well-prepared for the opportunities ahead.

4 Questions Shaping US Housing Affordability
Navigating housing affordability in today’s market is more nuanced than ever. Lately, we’re seeing the beginnings of housing disinflation, with buyers and sellers often missing each other on expectations. Sellers are offering more concessions, opening doors for some buyers to find real savings as they pursue homeownership. Yet, borrowing costs remain the biggest challenge—benchmark Treasury yields linger around 5%, and the average 30-year mortgage rate has edged above the low-7% range. For the four weeks ending September 13, the median monthly mortgage payment reached approximately $2,600, up about 3% from last year—a clear reflection of how financing costs are stretching affordability for many buyers.

In both the Cleveland and SW Florida markets, I’ve noticed that homeowners with low-rate loans are hesitant to list, keeping inventory tight. Meanwhile, sellers are still hoping for prices reminiscent of the pandemic highs. Industry leaders aren’t calling this a crash, but rather a move toward greater stability, thanks to strong equity positions and sound lending practices. For buyers and sellers alike, there are still opportunities—especially when you have the right guidance and a deep understanding of your local market. With over two decades of experience in real estate, I’ve seen markets evolve, and I know how to help clients navigate these shifts with confidence.
