Getting top dollar for your home is not about luck or a hot market. It’s about what you do before the listing ever goes live.
Here’s what the sellers who walk away happy consistently do differently.
Some homes are tired. You’ll often hear they have “good bones” but they will need some time, money, and some love.
Homes that are for sale due to the present owners downsizing have proven to be amazing for those who lived there previously and will continue to do so for the future owners due to the love and care they’ve received.
Flipped houses, when done properly, can great homes but always watch out for shortcuts, build and material quality, and general maintenance items.

Before listing a home, sellers often ask the same question:
“What should we update before we go on the market?”
The answer usually isn’t a major renovation.
Most of the time, we focus on a few strategic updates that make the home feel fresh, bright, and move-in ready for buyers.
The three we almost always look at first:
• fresh paint
• updated lighting
• curb appeal
These small improvements can make a big difference in how buyers experience your home — both online and in person.

Spring Break in Fort Myers Beach! Ethan brought a friend and sometimes they grace us with their presence. I’m very happy to report that they’re having a wonderful time! Evelyn and her kids all had different weeks for Spring Break so it’s just us and my dad and step-mom who always make sure we have an amazing trip.
