The plumbing vent line was capped off inside the joist space instead of running through the roof properly—which means the system wasn’t actually vented to code.

Ceiling sagging isn’t just cosmetic—it’s usually a sign the framing is under stress.

In this project, the existing 2x6 joists were spanning nearly 18 feet, causing the ceiling to deflect over time.

To correct it, we reinforced the framing with a strongback system tied into the ridge line, lifting and stabilizing the entire span.

Now the ceiling is level, properly supported, and built to hold its shape. 🛠️

Taking more steps towards the finish line 🔑
The team is making strong progress, and the spaces are starting to take shape. We can’t wait to share the final look.

In this case, a 4-inch PVC drain runs through the ceiling area, and since you can no longer drill through the original 2x6 joists, we had to sister new 2x6s to properly reinforce the structure. This keeps everything strong, safe, and up to current standards.

To finish it cleanly, we’ll be adding a soffit to conceal the drain and framing adjustments, giving the space a smooth, professional look once complete.
