One of the most common gaps I see with real estate investors:

They buy their first property, get a policy, and never revisit it.

Then they add a second. A third. Maybe start an LLC. And the coverage they have is still built for where they started — not where they are now.

A few things worth knowing if you have damage:

1. Document everything first. Before any cleanup — take photos and video of all damage inside and out.

2. Call your agent before you call a contractor. Some repairs may need carrier approval first or risk not being covered.

3. Be cautious of storm chasers. After major storms, door-to-door contractors appear fast. Verify anyone you hire.

4. Temporary repairs are generally covered. If you need to board up windows or tarp a roof to prevent further damage, keep all receipts.

Had the privilege of sitting on a panel recently alongside a lender, realtor, property manager, and inspector — all of us talking about how to properly protect your assets as you grow your real estate portfolio.
