My husband and I bought our first house with just $250. Here’s exactly how we did it. 👇

We used an FHA loan with 3.5% down and tapped into Wyoming’s down payment assistance program to cover most of our upfront costs. Then, we negotiated repair credits with the seller and applied that money directly toward our closing costs.

A lot of first-time buyers think they need tens of thousands saved up to buy a home, but there are programs specifically designed to help you get in with way less than you think.

In 2025, I learned a lot. But mainly I learned to stand up for myself, to chase what truly serves me, and that opportunities are all around us.

My Word for 2026: MOMENTUM 🚀

This year wasn't easy. Between being pregnant, remodeling our home, building my real estate business, and showing up for my family - there were days I questioned everything. Days I wanted to play small, stay comfortable, keep quiet.

But 2025 taught me that *intention* means choosing yourself even when it's hard. It means saying no to what drains you so you can say yes to what lights you up. It means recognizing that the opportunities you've been waiting for? They're already here - you just have to be brave enough to reach for them.

I stood up for my worth. I chased what truly serves me and my family. And I stopped apologizing for wanting both - a thriving business AND a present motherhood.

Now, as I prepare to welcome our second baby and step into 2026, I feel it - that pull forward. That readiness to build on everything 2025 taught me.

Here's what momentum means to me:

It means the family who's been renting for years finally gets the keys to their own home because they learned about WCDA programs they didn't know existed.

It means being the agent who remembers what it felt like to be overwhelmed by the process - because I've sat on both sides of the table. I've been the lender explaining confusing paperwork, I've been the buyer and seller taking the leap, and now I'm the agent holding your hand through every step.

It means my daughter Ella watching me chase dreams AND show up for bedtime. Both matter.

In 2026, I'm committed to:
- Helping more Wyoming families stop wondering "if" and start planning "when"
- Showing up authentically - the messy moments, the wins, the real talk about real estate
- Proving that you don't have to choose between building a business and being present for your family
- Standing firm in my value and the unique perspective I bring to every transaction

My 6 years in mortgage lending gave me knowledge. But this year gave me courage. And that changes everything.

A year from now, you'll wish you had started today.

Whether that's:

- Just LEARNING about the process

CREDIT SCORE MYTH-BUSTING 🎯

"I need perfect credit to buy a house" ❌

Here's what you ACTUALLY need:

FHA Loan: 580+ (sometimes as low as 500!)
Conventional: 620+
VA Loan: Usually 620+

That's it. You don't need an 800.

"But my score is only 650!"
PERFECT. You will likely qualify.

"But I have student loans!"
So do most people. It's fine.

"But I had a medical bill go to collections!"

5 mistakes I see first-time buyers make (and how to avoid them):

❌ Not getting pre-approved first
✅ Get pre-approved BEFORE you start looking. I know great lenders if you need a recommendation.

❌ Maxing out their budget
✅ Get approved for $X, spend $X-20K (breathing room!)

❌ Skipping the inspection
✅ ALWAYS get an inspection. Non-negotiable.

❌ Not asking enough questions
✅ There are no stupid questions. Ask me EVERYTHING.

❌ Waiting for the "perfect" time
✅ Perfect doesn't exist. The "perfect" time is when your situation is right.

I spent 6 years as a Mortgage Lender before becoming an agent. I've seen it ALL.
