As August wraps-up we are seeing the summer slowdown in the numbers. The active listings are down (-3.65%) since last month’s report. Meanwhile these listings are averaging 95 days on the market. Up 9 days from July’s numbers.

📑Contracts are down dramatically again (-22.42%) from last month’s report with their days on market little changed since last month’s report (49 days total).

📊Our lagging indicator part of the report, the July sales, when compared with the June sales numbers, volume of sales were down (-10.02%), sold prices were down a little (-2.76%), while days on the market increased to a 37-day average, and sellers’ leverage on their asking prices decreased from the previous month (98.8%).

👉Our take: The traditional slow summer season occurred this past month in large part by consumers hitting the pause button because of inflation concerns and a general "checking out" for vacations. We still have pent up buyer and seller demand, four years running, that we expect to push activity along though at a muted volume until interest rates get markedly better. We also expect buyers to adjust to higher rates as they meet the demands of moving on with their lives.

With Arlington Back-to-School today all the major school systems here in the DMV are back. And how about real estate you ask me? Yes, we seem to back with a nice uptick in showings and a steady flow of new listings...and just wait for next week.

The fall market is arriving. 🍂 💪
