Market Monday - May 2026 Charlottesville Recap

The latest market data for Charlottesville continues to point toward a market that is gradually rebalancing rather than slowing dramatically.

We’re seeing more inventory come to market, which is giving buyers more options and reducing some of the urgency that defined the past several years. At the same time, pricing remains resilient for well-positioned homes, showing that demand is still strong for desirable properties that are properly prepared and marketed.

One particularly important trend is the increase in time on market. While homes are generally taking longer to sell than they were during the peak frenzy years, context matters here. The median days on market remains very low, meaning many well-priced homes are still moving quickly. However, the average days on market is notably higher at 25 days, which tells us some listings are sitting considerably longer and pulling the average upward.

That gap is significant because it highlights the growing divide between homes that are strategically priced and presented well versus homes that miss the mark on pricing, condition, or marketing strategy.

The takeaway: today’s market is becoming more balanced, but quality listings are still being rewarded.

🏡 Tip Tuesday: Don’t Overlook Builder Incentives on New Construction Homes

A lot of buyers focus only on the list price when looking at new construction, but builders are often offering incentives that can make a huge difference in the overall cost of the home.

Things like mortgage rate buydowns, closing cost assistance, appliance packages, or free upgrades are becoming more common—especially on move-in ready homes.

The key is knowing that incentives can sometimes be more valuable than a small price reduction, particularly when it comes to lowering your monthly payment.

✨ Tip: Always ask what incentives are currently available before writing off a new construction community as “out of budget.” There may be more flexibility than you think.
