Most homeowners who feel stuck right now aren't actually stuck.

They locked in a great rate a few years ago, rates are higher today, and moving sounds like a bad deal. That logic makes sense on the surface.

But here's what a lot of people haven't thought through: what their equity actually does to the math.

New data shows 43.3% of mortgaged homeowners nationwide owe less than half of what their home is worth right now. That's a significant equity position, and it changes the monthly payment picture more than most people realize.

A bigger equity position means a bigger down payment on your next home. A bigger down payment means a smaller loan. And a smaller loan softens the impact of a higher rate considerably.

Another schedule adjustment for our weekly Saturday Stop.

Today was a burger day checking out the .hamburgers at The Bowl.

Originally started at Optimist Hall (where they still have a spot) this local burger place didn’t disappoint.

Simple menu, done well. 2 OGs and a Royale along with some fries and cheese curds to share.

A very good (and very filling) Saturday Stop (on a Friday).

Postponed to dinner

This week’s Saturday Stop was delayed because of a round of golf but long time Charlotteans will recognize

A favorite Saturday stop when I was growing up tonight’s meal was nostalgic. Jumbo CheeseburgersC Chicken Sandwich, fries, Cherry Diet Cokes and of course some onion rings.

Our first burger stop of the group. Full and happy!

If you live in, or are shopping for a home in, an HOA community in Charlotte, this is worth a few minutes of your time.

There is a proposed bill moving through the NC legislature right now called House Bill 1212. It has not passed. But what it proposes is already sparking real conversations about homeowner rights, board authority, and what HOAs can and cannot regulate going forward.

Here is what we want you to know:

For buyers, this is a good reminder that HOA documents are not fine print. They are the rulebook for your property. Before you go under contract, ask for the CC&Rs, the meeting minutes, the reserve fund balance, and the dues history. What you find there tells you more about a community than the amenities ever will.

For current homeowners, this is a signal worth paying attention to. If there are rules in your community that feel outdated or inflexible, most governing documents already have a process for change. The best time to engage your board is before frustration builds.

Charlotte has hundreds of HOA communities, and most of them are well run. Smart preparation just makes the experience better for everyone.
