New Adventures are on the horizon for our Master Inspector, Tim.
We would like to extend the warmest and best wishes to Tim as he officially retires and hangs up his Master Inspector badge for good. The top of the parapet wall is cracked in multiple locations. Cracks should be sealed to prevent moisture intrusion.

Cracked mud balls were noted on the roof. These should be repaired or replaced.

Some walkway pavers are not installed flush or level to the surrounding pavers and/or driveway. This has created lips between the pavers. This is a trip hazard. Recommend further evaluation and repair by a licensed landscaper.

The main water supply line for the sprinkler system is leaking and corroded. Repair is recommended immediately.

No screws are holding the dead front panel in place. This is a potential safety issue
allowing for easy access to the electrical wiring. Recommend installing screws to hold the dead front panel in place.

The tub spout diverter valve does not divert all of the water to the shower when engaged. Recommend replacing the tub spout.

Wood rot, moisture damage, and stains were noted on the west fascia and/or fascia filler board. Recommend further evaluation and repair by a licensed roofing contractor.

The patio door is not self-closing and self-latching. This is an inherent danger to small children, allowing easy access to the pool area. Recommend installing a self-closing/latching mechanism. The self-latching mechanism should be installed at least 54" above the floor.

The galvanized steel panels used to create the window well are rusted. Recommend removing and treating the rust if possible. If the rust is too severe, the steel panels must be patched and/or replaced. Recommend further evaluation and repair by a licensed general contractor.
