We are excited to share that we have acquired Chateau in the Woods, a 118-unit apartment community located in Indianapolis, bringing our total Indianapolis multifamily footprint to 1,000 units!

This acquisition reflects our commitment to Creating Better Places through disciplined growth and operational excellence, while furthering our expansion across the Midwest, where we now manage roughly 6,000 units.

Following stabilization and strong leasing performance, we’ve successfully closed the refinance of Sterling on First, a 216-unit multifamily community in Savoy, Illinois. The transaction lowers debt service and returns capital to investors, positioning the asset for long-term success.

This outcome reflects a full-cycle ex*****on, beginning with a complex acquisition structured as a 1031 exchange paired with a loan assumption, followed by the repositioning of the asset from student housing to conventional multifamily, strategic renovations, and a successful lease-up to stabilization.

A group of Fairlawners manned the best hydration station on the course for runners tackling the Christie Clinic Illinois Marathon races! Cheering on athletes, keeping them fueled, and supporting the running community made for a great Saturday.

Huge shoutout to our President, Chris Hartman, for completing the half-marathon, and to our CEO, Gozen Hartman, for placing first in her age group in the 5K!

All in all, it was a fantastic event filled with teamwork, encouragement, and a lot of smiles. Congratulations to all the runners on an incredible race day!

We just hosted our third annual Leadership and Management workshop, this time fully designed and facilitated in-house! We brought together 50 managers for two days of learning centered on how to become better leaders and managers. As usual, we made time for fun, which this time consisted of 6 simultaneous escape rooms followed by dinner and drinks at The Yard on Broadway!
We are grateful for the engagement, openness, and commitment to growth this group brought. This training was a strong reminder of how investing in our leaders helps strengthen our teams, our culture, and the impact we make every day!

It's exciting to see progress underway at Mosaic, our highly anticipated 283-unit student housing development at University of Illinois Urbana-Champaign.

Thanks to Wells and Wells Construction, site demolition is complete and the project has gone vertical with the completion of the first CMU stair tower.

Mosaic will bring a modern, amenity-rich residential experience to the front door of one of the nation’s leading engineering programs, and we look forward to sharing more progress as construction continues in the months ahead!

Last week, more than 120 Fairlawners completed the Whole Life Challenge, a six-week health and wellness journey focused on building better habits and supporting one another along the way.
The challenge encouraged participants to step outside their comfort zones, prioritize their well-being, and stay accountable as a team. Those who actively participated over the six weeks were rewarded with three Wellness Days, which is extra PTO!
We’re proud of the commitment our team has shown and excited to see these healthy habits carry forward throughout the year. We’re already looking forward to our next wellness challenge in June!

We are pleased to announce the strategic appointment of Lisa McNamara as our Vice President of Accounting. In this role, Lisa will guide Fairlawn’s accounting strategy and operations across our diverse portfolio of residential, commercial, and student housing assets. This will enhance our ability to deliver sophisticated reporting, disciplined governance, and strategic financial insight across our growing portfolio.

Lisa brings deep experience operating within institutional real estate platforms, most recently serving as Senior Vice President – Portfolio Controller at LaSalle Investment Management’s Custom Accounts group, where she oversaw multiple funds totaling approximately $2.5 billion in assets under management. Her earlier leadership roles at ST Residential and LivCor further strengthened her expertise in navigating sophisticated ownership structures and high-volume portfolio accounting.
