The 30-year fixed-rate mortgage declined again this week to 6.23%. Rates currently stand at their lowest level in the last three spring homebuying seasons. This improvement, coupled with a pickup in purchase applications and refinance activity, as well as an increase in monthly pending home sales, underscores signs of improving momentum in the market.
The 30-year fixed-rate mortgage averaged 6.23% as of April 23, 2026, down from last week when it averaged 6.30%. A year ago at this time, the 30-year FRM averaged 6.81%.
The 15-year fixed-rate mortgage averaged 5.58%, down from last week when it averaged 5.65%. A year ago at this time, the 15-year FRM averaged 5.94%.

The commercial piece of Dawson Trails development is beginning to come into focus, with four major tenants now attached to the project and the first storefronts expected to open alongside the new Crystal Valley interchange in late 2026 or 2027.
Costco remains the anchor. The warehouse retailer is tied to the interchange timeline and is widely expected to be among the first doors to open on the property. King Soopers has also been identified for a full-service grocery store on the site, giving south Castle Rock a second major supermarket within a short drive of Larkspur. On the healthcare side, HealthOne is planning a medical campus which is a significant addition for south Douglas County residents who currently travel north for hospital level services.
The newest piece is recreational. The Denver-based Gold Crown Foundation, a nonprofit focused on youth sports, has proposed a roughly 65,000-square-foot indoor court facility on about 12 acres inside the development. Plans call for six basketball courts, up to a dozen overlapping volleyball courts, and potential outdoor turf space, with an estimated cost of $35 million and a target opening in 2027.
On the residential side, Taylor Morrison has become the first homebuilder to close on lots inside Dawson Trails, picking up 256 single-family lots in Filing No. 2 — a roughly 53.3-acre neighborhood parcel paired with more than 40 acres of public open space that will be dedicated to the town. Construction is expected to track the interchange timeline, putting the first Taylor Morrison homes in the same late-2026 to 2027 window as the commercial openings.
Altogether, Dawson Trails is slated to include approximately 3.2 million square feet of commercial, office, restaurant, and industrial space once fully built out. This process could stretch to 2040. For now, Costco, King Soopers, HealthOne, Gold Crown, and Taylor Morrison give the project its first real commercial and residential identity, and the interchange opening will be the milestone to watch.
