Back to where it all began…

Little known fact, my first ever deal as a realtor was in the Wilmington/Pleasure Island area.

Now I’m back and working on an off market deal in an AMAZING community off of the Intercoastal Waterway and a stone’s throw from Topsail Island. Will share more when I can about this oasis… 🏝️

The 2 hour back and forth from Cary is nothing when working with loyal clients who trust me to find them the perfect gem off the coast. This is the part of my job that I love!

Hey, I did a Tik Tok all by myself! Saw a gorgeous home today and thought “why not?”. My daughter set up my realtor Tik Tok account so I wanted to surprise her by posting a video myself. She was not impressed. 😔

Seriously though, this home was REALLY nice and I’m loving being back in North Carolina and finding and showing some amazing houses. Did some mega nerd research and data crunching for a couple clients today and I’m back in my element baby!

Home sellers refuse to move out and let buyer move in 07/30/2022

It is commonplace to allow sellers to stay in a property after closing and frequently this term is helpful in getting an offer accepted.

This is why the seller possession after closing agreement is supposed to be for short time frames and a standard lease should be used for longer term arrangements with language specifically tailored to prevent this.

But the main issue? The buyer agent should have insisted on a MUCH higher per day charge if the seller stayed past the agreed upon date. Instead of $75 which is less than a hotel stay or a mortgage in some cases, make the charge at least double that amount or more. This protects you as the buyer for this type of scenario.

To give you perspective, some new construction builders charge buyers $500/day for every day of delay past the original closing date agreement. It’s a small detail but this one line item on the agreement illustrates the importance of having a realtor who knows what she or he is doing. 😀

Home sellers refuse to move out and let buyer move in You've put down the deposit, the deed is signed, and you think the house is yours. But imagine if, even after all that, the previous owners won't move out. That's what a Wake County woman says is happening to her right now.

Wow! What a journey with the Harrison family who have become family to me! Such incredible people and I'm so incredibly touched that they allowed me to not only help sell their home but to help them purchase a custom new construction home in Pittsboro that took over a year to build. The wait was worth it though and I couldn't help but post my favorite picture ever of them after they picked up keys from the attorney after the home recorded.

Thank you again Michele and Bryant! Can't wait to see the home after you've moved in.

Home buying in this market can be challenging. But working with such incredible people like Bailey and Brady was such a joy!

Our search took us to Raleigh, Cary, Apex, Wake Forest, Wendell, and finally Clayton but we finally nailed down the absolutely PERFECT home in an amazing community.

Thanks to both of you for allowing me to GEEK out with you. Closing day is always bittersweet for me. It's a happy day for my buyers but I'm always a little sad because I so thoroughly enjoy the process and most of all, the people I meet along the way.

This was a year in the making! How satisfying it was for my buyers to close on this home last week.⁠

I walked them through the entire new construction process (starting when the community was basically a mud pile) from contract last year to closing. Not only that, they probably have a good $100K in equity already in the home due to the booming real estate market.⁠

My incredible buyers are coming from Massachusetts so I was the boots on the ground here in NC to make sure things went smoothly. Working remotely with out-of-state buyers is kind of my thing! 😀 ⁠
