Buyer FAQ: What is a rent-to-own property?
Great question! Here's the deal:
A rent-to-own property is an agreement between the buyer and seller that allows the buyer to purchase a home after a few years of renting. Typically, the buyer pays a slightly higher rent. In exchange, the seller allows these extra funds to act as a down payment at the end of the agreement. Should the buyer choose not to purchase, the extra payments are forfeited.
While a rent-to-own property allows you to "test drive" homeownership, you stand to lose money if you choose not to buy in the end. You also run the risk of not qualifying for a home loan when the time comes.

Reason #2: Property appreciation. Your property will typically increase 3-5% in value on an annual basis—sometimes WAY more like we saw in 2021. In a few short years, you’ll be able to sell your property for considerably more than you paid for it.
Reason #3: Portfolio diversification. Owning investment properties gives you solid diversification, which helps you weather any economic ups and downs.
Reason #4: Profitable wealth building. Your net worth grows as you build equity, collect passive income, and then set the cycle on repeat.

Lean in real close, busy buyers. I’m about to dish 4 things no one tells you about buying a home that, frankly, would be downright silly to ignore:
Buy in a great school district even if you don’t have kids. It’ll make reselling down the road easy peasy.
You don't have to buy at the high end of your price range. In fact, you shouldn’t. Leave room in your monthly budget for repairs, renovations, and the unexpected.
You can ask the sellers for items you like or need such as furniture, artwork, or appliances. They may say no, but then again, they may say yes!
Consider following up the home inspection with a contractor walk-through. A contractor's keen eye will give you a more realistic estimate than the inspection report of what it will cost to repair issues.
